placentia real estate: Placentia Homes - 02/16/09 09:08 AM
There are 5 things you can do when you realize you can no longer make your mortgage payments:
Nothing Deed in Lieu (Hand the Title, and keys, back to bank) Short Sale Bankruptcy Loan Modification All of these options will adversely affect your credit.  However, some options ARE better than others.
For example, the on the severity scale of how bad your credit will take a hit, on a scale of 1 to 10, an outright foreclosure or bankruptcy is like an 11.  The Deed in Lieu is probably the dumbest thing to do because the bank will let you stay … (0 comments)

placentia real estate: SIGN RIDERS -- What SHOULD you put on there??? - 10/17/08 09:49 AM
" I'M GORGEOUS INSIDE "
" COME ON IN "
" I'M CUTE INSIDE "
" BEST DEAL IN TOWN "
Question:  What IS the right sign rider for your listing?
My advice is to stay away from the cute sayings and stick to the basics.
If the home is single story, advertise that because there is a huge population of buyers looking for single story homes.  If it is completely remodeled inside, advertise it -- " COMPLETE REMODEL " If there is RV parking, use that, a pool?  throw it up there " POOL / SPA "  These aren't … (7 comments)

placentia real estate: BOO!....Are you Scared Yet? Thoughts from a Placentia Realtor - 10/15/08 09:30 AM
Well here we are, it's almost Halloween and it's amazing how time flies!
We have seen so much happen in the last 4 years...the housing BUBBLE DEFLATION (the "bubble" is looking more like a deflated jumper on the lawn of a 7 year old birthday party).  We have seen banks scramble as they take back thousands of placentia homes, yorba linda homes and orange county homes back on their books.  We have seen BLACK MONDAY when the stock market plunged with almost unprecedented decreases.  (Scary, but felt almost the same way when I was watched the World Trade Center go down).  It has been a very … (1 comments)

placentia real estate: Tip for New (and experienced?) Agents from a Placentia Realtor / Yorba Linda Realtor - 10/04/08 08:50 AM
When I started my career real estate, I wanted to do EVERYTHING in terms of marketing.
I wanted to do the postcards, the newsletters, my wife is a runner so we had a booth at the 5K and 10K races.  I did the internet advertising for a Schools website that promised me leads.  What this added up to was more money, more money, more money.  This was dangerous since a HUGE chunk of the money from the few deals I had were going to marketing ideas that DIDN'T WORK and yielded nothing for me in terms of business.
So, what do … (10 comments)

placentia real estate: Pitfalls with Swimming Pools -- NIC PETROSSI, Real Estate Agent Serving Yorba Linda Homes, Placentia Homes, Brea Homes, Fullerton Homes - 08/29/08 02:31 PM
"Honey, I really really want a pool when we buy our next home," she says as he clicks through the MLS, looking for homes in Orange County.
Sparkling, cool, refreshing pool in the backyard on a hot, sunny day in Placentia, Yorba Linda, Brea or Fullerton aaaaaahhhh, there's nothing like it.  Cannon balls, water volleyball, cooling off, there's just something about BBQ'ing around a pool, it's downright American for crying out loud.
But...
Are there pitfalls associated with having a pool in Orange County?  What should a prospective home buyer know before buying a pool home?  I recently went through 2 … (0 comments)

placentia real estate: What's Going with Placentia Homes, Yorba Linda Homes & Orange County Real Estate in March, 2008 - 03/19/08 01:06 PM
(The following was a response to a potential buyer who expressed his opinion that the market is going to come way down in the next 6 months to 1 year)
I think prices will continue to come down, but not to the extent that most of the public thinks.  Think about this - if the prices come down too much, 75% of all homes bought 2004 and later will be worth less than purchased.  This won't happen.  We're seeing the results of "pent-up demand" here at the Brea office...tons of buyers who have taken the "wait and see" stance for the last couple years are now … (1 comments)

placentia real estate: March 2008: Great Time to Buy??? - 03/19/08 06:27 AM

March 2008:  Great Time to Buy???
The Feds just cut the prime rate today by .75%  The trend has been for the long term mortgage rates to rise when cuts like this come to slow down inflation, but then the long-term rates tend to dip shortly thereafter...a loan officer associate of mine just did a loan for a gentleman for 5.75% with NO points on a 30 year fixed.
Here are 3 Reasons it IS a good time to buy a home today:
 1)  Interest rates are creeping below 6% for a 30 year fixed.  A percentage point in difference on your loan interest … (2 comments)

placentia real estate: Short Sale vs. Bank Owned...a Realtor's Opinion - 03/15/08 05:06 PM

For years you've heard the real estate lingo and recently you've been hearing the terms "bank owned," "foreclosure," "REO," and "short sale."  For many, there is confusion regarding these terms and for some, they often interchange the terms as if they are all the same thing.
Here is a brief description of Short Sale properties vs. Bank Owned properties vs. Traditional, or Regular Sale.
Short sales:  Owner is upside down with the loan and the house is being sold for less than what is owed...banks take forever to negotiate price or to even let you know if you have a chance.
Bank Owned:  House went through … (6 comments)

placentia real estate: I'll Never Pay 6% Commission!!! - 02/22/08 04:00 AM

This week, I received an email from an invidividual who simply asked, "Nic, I'm thinking of selling my home, what is your lowest you can go in commission?"  The following was my reply to that email:
Let's say your home is worth $750,000 (for discussion sake).  The difference for 1% at that price would be $7,500.  That may sound like a good amount, but when you have the wrong Realtor listing your home and they give you 4.5% or 4% commission, it seems like you saved money, but in reality, when they don't market your home online, having the connections, do the Open Houses, possibly photography and home … (4 comments)

placentia real estate: Is H.R. 5140 Relevant for Orange County Real Estate? - 02/17/08 11:45 AM
One of the Big Items today flowing through the grapevine is the Economic Stimulus Package, a.k.a. H.R. 5140.  One of the tasty beni's coming our way is a one-time check for anywhere from $600 to $1200 in the form of an income tax rebate, distributed to 130-million Americans and could be mailed as early as May or June.  The whole idea is for American consumers to spend the money to help jump-start our snail's pace economy.  The bill was signed by President Bush this past week (White House Article).  Another exciting component of the H.R. 5140 is the raising of FHA conforming … (0 comments)
