When WILL we see the "BOTTOM" for Placentia Homes, Yorba Linda Homes, and Orange County homes in general?  We have now have a solid forecast for the bottom of this market....
UCLA economists are saying Summer of 2009, but a 9% drop up into summer of 2009.  The following percentage gains or losses up until 2013:
 
The chart to the right represents UCLA's prediction of median home price and percentage gain or loss up through 2013
 
The California Association of Realtors (C.A.R.) is estimating another 6% drop in home prices up into 2009.

  Question:  What IS the right sign rider for your listing? 
My advice is to stay away from the cute sayings and stick to the basics.
If the home is single story, advertise that because there is a huge population of buyers looking for single story homes.  If it is completely remodeled inside, advertise it -- " COMPLETE REMODEL " If there is RV parking, use that, a pool?  throw it up there " POOL / SPA "  These aren't … (7 comments)

When I first got into real estate, I would follow people around my Open Houses.
I'd ask them questions, especially the one they really love to hear, "Are you working with a Realtor?"  (That always makes them comfortable).
It took me awhile, but I finally realized something -- people don't like to be followed around and people don't like to be bugged and people don't like to be harrassed by a Realtor.  That kind of smothering is what gives Realtors a bad name!

When I started my career real estate, I wanted to do EVERYTHING in terms of marketing.
I wanted to do the postcards, the newsletters, my wife is a runner so we had a booth at the 5K and 10K races.  I did the internet advertising for a Schools website that promised me leads.  What this added up to was more money, more money, more money.  This was dangerous since a HUGE chunk of the money from the few deals I had were going to marketing ideas that DIDN'T WORK and yielded nothing for me in terms of business.

WHAT sells homes?
This is Fall, 2008...buyers are looking for a deal, and rightly so.  Depending on the areas/cities they're looking in, they could have potentially hundreds of homes to choose from in their price range.  Also, they're starting to ask the question, "How many days on the market?" clueing in to (and capitalizing on) the desperation of some sellers.  For example, homes in placentia and homes in yorba linda have an average days on market is over 90.  So, they're after deals.

The Feds just cut the prime rate today by .75%  The trend has been for the long term mortgage rates to rise when cuts like this come to slow down inflation, but then the long-term rates tend to dip shortly thereafter...a loan officer associate of mine just did a loan for a gentleman for 5.75% with NO points on a 30 year fixed.

For years you've heard the real estate lingo and recently you've been hearing the terms "bank owned," "foreclosure," "REO," and "short sale."  For many, there is confusion regarding these terms and for some, they often interchange the terms as if they are all the same thing.    
Here is a brief description of Short Sale properties vs. Bank Owned properties vs. Traditional, or Regular Sale.
Short sales:  Owner is upside down with the loan and the house is being sold for less than what is owed...banks take forever to negotiate price or to even let you know if you have a chance.

This week, I received an email from an invidividual who simply asked, "Nic, I'm thinking of selling my home, what is your lowest you can go in commission?"  The following was my reply to that email: 
Let's say your home is worth $750,000 (for discussion sake).  The difference for 1% at that price would be $7,500.  That may sound like a good amount, but when you have the wrong Realtor listing your home and they give you 4.5% or 4% commission, it seems like you saved money, but in reality, when they don't market your home online, having the connections, do the Open Houses, possibly photography and home … (4 comments)

Reflecting on an Open House this weekend (both Saturday and Sunday) on Tangerine Place in Olinda Ranch, I noted several "lookers" who came throught the door making the following comment:
"We sold our house, we're renting and we have a down payment for our next purchase."
