staging: How to Use Video to Grow Your Staging Business - 04/16/14 12:42 AM

Video isn't just for agents: it's also a helpful tool for allied real estate professionals. I've already posted about how home inspectors and mortgage professionals can use video to attract and retain customers. This month, I'm spotlighting stagers. If you're a professional stager, here are some ways you can use video to grow your business.

Introduce yourself. A little video greeting or bio is always a great way to introduce yourself to customers. Share something interesting that brings out your personality: how you got into staging, what makes you a great stager, or your favorite staging challenge.

staging: Staging Winter Listings for Photo and Video Shoots - 12/11/13 09:48 AM

The official first day of winter is just a week and a half away – but with the weather most of the country has been having, winter is really already here! This tends to be a slow season for our industry, but there are still listings to be had. After all, not everyone can wait until summer to move.
This is a season with unique staging challenges, however, so I thought I'd share some tips for prepping winter listings for photo and video shoots. These are gleaned from our expert Creative Director and certified artists, who together shoot almost 150 … (2 comments)

staging: Staging One-of-a-Kind Homes - 11/12/13 10:45 PM

Over the last several months, I've written a number of posts about staging homes for video and photo shoots. This week, I'm focusing on staging really unusual homes—you know, the kind you run across only a handful of times in your career (if at all). Homes like treehouses, houseboats, converted silos, and more.

Of course, the uniqueness of these homes is exactly what can make them very hard to sell. Only a small number of people are even interested. At the same time, however, some buyers are specifically looking for homes like these. In either case, a walk-through video … (0 comments)

staging: Staging: Where to Hide Things - 09/25/13 08:05 AM

Last week, I posted about hiding pet “evidence” to help a house sell faster. And I've posted before about hiding clutter, nicknacks, and personal photos or artwork when staging a home for a video or photo shoot.

Of course, the question is, “Where do you hide this stuff?”

The answer may seem obvious, but it's really not. Many Realtors we work with think homeowners have to take their stuff out of the house, or all the way to the attic or basement, when really they just need to put it an area we're not going to photograph or … (0 comments)

staging: Staging Historic Homes for Video Shoots - 09/23/13 05:29 AM

I've been posting occasionally about challenges you might face when prepping a home for a photo or video shoot. Today, we'll look at the particular challenges associated with staging a historic home.*

People tend to be somewhat ambivalent toward historic homes. On the one hand, they're known for quality of construction and sometimes stunning beauty. On the other, they're, well . . . old. Which means they sometimes need more upkeep or don't have today's luxuries and conveniences. So how do you show these old beauties to their best advantage in photos and video?

Nip and tuck. Old … (2 comments)

staging: Staging Challenges: Pets - 09/18/13 11:55 AM

If I asked each of you to name one of the biggest staging hurdles you face, I bet pets would be high on the list. Our artists would agree with you. They shoot over 100 homes per week, all over the country, and pet issues are one of the most common problems they encounter.

Thankfully, pet odors and pet hair don't show up in photos or video, but big carpet stains and pet equipment do. And when buyers see the equipment or stains, they assume the odors and hair can't be far behind.

So what's a Realtor to … (0 comments)

staging: Staging Estate Homes for Video Shoots - 08/14/13 05:30 AM

Early last week, I shared some tips for staging small homes for photo/video shoots. I mentioned that, since statistics show that Americans tend to favor larger homes, selling a small home can be a real challenge.

As an experienced real estate agent, however, I've learned that it can also be a challenge to sell estate homes. Our artists, who together film more than 100 homes per week around the country, agree with me.

For one, estate homes are very expensive—and in today's economic climate, that's a hard sell. Estate homes also require more upkeep. Aside from having more … (2 comments)

staging: Staging Small Homes for Video Shoots - 08/05/13 12:21 AM

Several weeks ago, I posted HouseLens' tips for staging a home for a video shoot. These are tips that are applicable to pretty much any situation, but there are certain kinds of homes that come with their own unique staging challenges.

Small homes are one of these types. According to the U.S. Census Bureau, the average new home size for 2012 was 2,505 square feet. In other words, Americans tend to think big when it comes to houses, and that means selling a small house can be a real challenge.

If you're working with sellers who have a … (0 comments)

staging: How to Prepare a Listing for a Photo or Video Shoot - 07/05/13 06:54 AM
Here at HouseLens, agents often ask us, “What should I do to get my listing ready for the shoot?” The tips we give them are useful for any agent in a similar situation—whether you're shooting the photos or video yourself, or you've hired a company like HouseLens to do the work for you.
So if you need to prep a listing for a photo or video shoot, try some of the following suggestions.
One week in advance:
If the listing is new construction or a flip, make sure all work is complete. Bare subfloors, naked electrical boxes, and half-renovated kitchens don't … (0 comments)
