As you can see home prices fell from December to March before rebounding in June. The sample size that this report pulled was only 30 homes, possibly too few for a meaningful reflection of the market conditions, however if we take a look at the national picture...

homes: Bank Owned Homes in Bellevue, WA 206-818-8816 - 10/29/10 10:05 AM
Bank Owned Homes in Bellevue WA   I have broken down Bellevue's sales from the Northwest Multiple Listing Service in 3 sections, Bank Owned, Shortsales(Pre-foreclosures), and "Arms Length" Transactions.  Some points of interest; the median home sales price is $380,000 $& $533750 respectivly making Bank Owned Real Estate(REO) the best value/deal for home buyers.  While short sales may seem attractive they take longer to close.  Bank Owned Homes(REO's) are already approved and a buyer is negotiating directly with  the bank.

homes: Are banks really countering offers on short sales? - 05/13/10 07:18 AM
I client recently asked if banks are really countering on short sales. In short….yes.  Sorry for the pun.
Home buyers of short sale need to be  informed.  Just because the seller is in dire straits doesn’t mean the banks will just roll over.  In case you didn’t know banks are pretty good at making money and they don’t’ do that by selling a home below market value. When submitting your offer on a short sale, understand this, the bank will counter your offer.  They will base their counter off current sales for similar homes in the area.  Work with your … (3 comments)

homes: Bank Owned Homes Sales Report for Bellevue WA - 01/31/10 - 02/01/10 05:05 AM
Bank owned homes in Bellevue WA  Some of the best deals in Real Estate are REO or Bank Owned Real Estate.  Banks are in a hurry to sell a home and they intentionally price it 20% below the market.  A Bank Owned home is property that goes back to the mortgage company after an unsuccessful foreclosure auction. You see, most foreclosure auctions do not even result in bids. After all, if there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank. That is why the property ends … (0 comments)
