A new sport is gaining momentum on Lake Sammamish: Wake Surfing. This last weekend I had the opportunity to try Wake Surfing on Lake Sammamish. Thanks to the Eastgate Expounders(Toastmasters in Bellevue) summer BBQ our good friends Allison and Brian were kind & patient enough to teach many of us how to wake surf. Wake Surfing is where you stand up on a shortened surf board and surf the wake of a power boat. The power boat has ballast on one side and lists heavily to that side. Bellevue WA median list price is $699,950 with 605 properties that have been on the market for an average of 246 days. Inventory has been tightening and days-on-market increasing recently. The Market Action Index has been basically flat, not providing strong indication for market conditions. Supply & Demand - The market has settled in at a relative stasis in inventory and sales conditions. It's a Buyer's market that has seen prices trend lower. Expect that consistent up trends in demand will be required before price trends change significantly. Kirkland WA median list price is $614,500 with 439 homes that have been on the market for an average of 282 days. Inventory has been lightening lately and the Market Action Index has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market., however they do reflect seasonal holiday trends.
