It is Board of Review time again, and citizens across the state of Michigan are headed in to appeal their property taxes. If they read the Free Press today, the might be left with the impression that they are destined to be overtaxed. Yes, it does seem ironic that taxable values/SEV's went up last year by 3.7%, the largest increase since 1994, in a year that property values fell.

I spend too much time thinking.  Maybe nobody else even cares about this.  Today I am trying to wrap my brain around figuring out when to post to get read.  There is obviously a lot out there on AR now.  Posting on a Friday night didn't work out too well for me yesterday.  I guess the rest of you all still have social lives, or no three year olds at home.  Sunday night also seems to have been a slow starter for me.

What will Michigan citizens say next month when they see that the government says their home is worth more than it was a year ago?  They see for sales signs all around them.  They see falling prices.  If they are a home seller, there is no way they haven't felt the bite.
Yes, it is reassessment time and it looks like the assessors are about to tell us that property values are on the way up! 
Who is lying?  The tax assessor?  The Realtor who hasn't brought an offer after 6 months on the market?

Fortune Magazine recently put out a list of the top 10 housing markets ready for a fall. Note that NOTHING IN Michigan is on the list. Honestly it is probably because we’ve already ‘been there and done that.’ In Oakland County and South East Michigan we are on the other side of a correction and now other markets are seeing what we experienced in 2006 when we went through it ourselves.

Yesterday, Ann Guy wrote about pre-closing her mortgage clients.  Her post made me think about how Dmitry and I conduct our real estate business. So today I decided to check in on the 10 most expensive homes listed in Oakland County, just to see what my money would get me. These days, you have to list your home at a price over $5,000,000 to qualify for a top 10 spot on my list.

Earlier this year, I organized a twilight open house for our firm’s listings in Beverly Hills, Michigan.  The office had 12 listings there at the time.  My hope was twofold: to bring in potential buyers, and to attract real estate agents to preview our properties.
