buyers: Rising Interest Rates: How Will They Impact You?? - 09/25/09 04:03 AM
If you have been following the financial news lately you may have started to hear talk about when the FED is going to raise interest rates. It should be no surprise that sooner or later the FED will have to raise rates since they have been at all time lows for many years.  The FED is going to have to be extra careful when the time comes to raise rates. When do they do it?? How much?? When do they stop?? In the next 3 to 6 months I think we will find out the answer to all of those questions.  … (1 comments)

buyers: The Bottoming Out Of The Outer Banks Real Estate Market - 05/05/09 02:21 AM
The bottoming of the Outer Banks real estate market has begun.
For the first time since August 2005 the Outer Banks real estate market has shown significant and sustained signs of life. How can that be since all you hear from the media is the real estate market is still a year away from the bottom? The most important thing to realize is the media reports are generalized and not for a specific region, state, city, or town. You may be trying to determine when is the right time to buy on the Outer Banks based on how well your local … (1 comments)

buyers: Buyer's Came Out During Spring Break On The Outer Banks - 04/22/09 03:39 AM
Since the beginning of the year the Outer Banks real estate market slowly started to come to life. Now as April comes to a close based on the houses put under contract in February, March and so far this month I would revise the "slowly" to "definitely" come to life. From April 4th-19th, the traditional spring break which allowed buyers with school age children a chance come downs was a boom to the Outer Banks real estate market.

buyers: Outer Banks Real Estate Off To A Fast Start In 2009 - 03/03/09 06:13 AM
With two months in the books for 2009 it seems that the economic news in the country just keeps getting worse. However on the Outer Banks the real estate market just keeps getting better!!
In February there were more houses put under contract since the fall selling peak of October 2008. That means that the buyers that started to show up in January are buying and the buying pace is still picking up. I predict March will be just as good if not better.
The hot price range is still under $500,000. Out of the 120 houses sold this year 96 … (0 comments)

buyers: Outer Banks Real Estate-Goodbye to 2008 Hello to 2009 - 01/08/09 02:11 AM
2008-It's finally over!!
I know for many of you, including myself, I could not wait for 2008 to be over. The stock market came crashing down, the real estate market continued it's downward spiral and the economy just tanked. All in all 2008 will go down as one of the worst years in recent memory
As for the Outer Banks real estate market things went from bad in 2007 to worse in 2008. It seems that foreclosures and short sales were everywhere on the Outer Banks, listings stayed on the market longer, and buyers just disappeared.
 In 2008 according to … (3 comments)

buyers: Outer Banks Real Estate- What's A Short Sale & How Do You Buy A Outer Banks Short Sale - 08/28/08 06:14 AM
It seems like every day you hear about more people losing their homes to foreclosure (more about that tomorrow) or what is becoming the new buzz word in real estate the "Short Sale". It was just a short time ago that no one, at least the majority of us in the Outer Banks real estate market, had ever heard of a short sale. Now it seems a day does not go by where a new short sale listing comes on the market. Unfortunately I have become somewhat of an expert on short sales as I have sold and listed several in the last few … (0 comments)

Answer:
There was time when you could count on the local MLS information to help you come up with the right offer. However with the current state of the market it takes a lot more … (0 comments)

buyers: Outer Banks Summer Rental Bookings Going Strong - 02/20/08 02:38 AM
It looks like 2008 is going to be another great rental year for the Outer Banks. I base this on my own personal poll of management companies that I have talked to in the last week while checking out the updated rental bookings on my listings. From what the management companies are saying it looks like people have started to book earlier this year with many of the houses already getting close to having the peak summers weeks booked solid. I know several of my clients only have a few peak weeks left. This could mean that more people will be … (1 comments)
