The number of showings these days are incredible. In my market, just list it, at any price, and people flock to see it!  Do they come to Open Houses?  No, can't get 'em interested.  It seems the average buyer still wants to waste the time of the average Realtor.  Okay folks, we got a problem here...... What am I doing about it??

I LOST MY MOTIVATION ABOUT TWO WEEKS AGO AND THANKFULLY FOUND IT TODAY!!
CAUSE:    Two of my long time listings (I grow fond of them after 6 months or so and some become my personal favorites because they are such a challenge) finally received offers and executed contracts with financing contingencies.  The agents for the buyers crossed all the T's and dotted all the I's and we all thought we had a deal! Before we opened the champagne, the underwriters came into the picture.  Cancellations came next...........Oh! DO I HOLD THAT OPEN HOUSE OR NOT???
Rainy days in south Florida are a little differenet.  It could rain all day with a light drizzle and intermitent thunder storms or it could rain on one side of the street and not the other and it could be gone in minutes and the sun comes out.  It could be a monumental downpoor temporarily flooding the streets. We never know.......
Now for the dilema.  Do I risk having the Open House?

REALTORS HIT HARD WITH GAS PRICES, TOO!
Everyone from the airlines to the grocery store are passing on the cost of fuel to run their business.  What about Realtors?  How to we pass on the cost of fuel to run our business?
I am currently at between $175 to $200 per week in gasoline costs.  I have discussed this with other active agents in my area and it's about average.  If you carry listings and activitely work with buyers, you can't avoid these costs.
