DO YOU REALLY WANT TO SELL YOUR HOUSE?? First, let me be clear, I am a BIG TIME animal lover, especially cats. Having said that, it is impossible to get maximum showings on any property with showing instructions that mention animals. If you show property, YOU HAVE SEEN IT ....... Two friendly pit bulls on site. Are you kidding?? Are they showing the house for the seller? No one in their right mind would take a client to see this house. May be friendly to the owner, but they are protective by nature. May not let you out. Surely these dogs (7 comments)

WHY IT PAYS TO ALWAYS LEAVE A BUSINESS CARD!! I first showed a particular vacant property about six weeks ago and left a business card in the bowl provided. I visited this property several times since. I went back to check on something for a client, take picture of the view for an out of state client, showed it to another client 2X and then went back with the original client and put in an offer last Friday. EACH VISIT I PUT A BUSINESS CARD IN THE BOWL, along with a few other agents' cards. Several days ago I received a phone (38 comments)

I CAN'T BELIEVE THAT I DID NOT HAVE EVEN ONE CALL AND I CHECKED MY PHONE SEVERAL TIMES!! Sometimes we welcome silence, no phones ringing, no guests at the house. But weekends in real estate we expect calls, lot of calls from prospective buyers, our signs, advertising, other agents and inquiries about our listings. Not a single call!! Shocking! This is the first time this has ever happened to me. Even my husband commented about the silence. Usually my phone to starts to ring at 8:00 a.m. and continues until 8:00 p.m. Have you ever had a SILENT day?? (3 comments)

I AWOKE THIS A.M. THINKING THAT IT WAS REAL!! TRUE STORY!! I had a deal fall through on a contract to purchase last week. I have been doing everything I can, it seems 24/7, to get another contract on this property. The property has been shown about 8-9 times this past week. I had two agents tell me they that their buyers were ready to make an offer, but nothing materialized. I went to sleep thinking about this property and awoke thinking that I actually had a contract. HOW MANY TIMES HAVE YOU HAD A BUYER TURN INTO A RENTER RIGHT BEFORE YOUR EYES?? I have been blindsided by this activity a few times. Buyers contact you and say: Show me houses, lots of houses, I want to see a few different communities. Here is my pre-qual letter I have a downpayment We want to be in our new house in 45 days. I think we all know the true value of a good Office Manager. Mine is a lovely woman with a delightful Irish brogue named Mary Walsh. I have worked with Mary in a previous company and was very happy, along with the other agents, to learn that re-joined my present company. Mary has been in the business quite a while. REALTORS HIT HARD WITH GAS PRICES, TOO! Everyone from the airlines to the grocery store are passing on the cost of fuel to run their business. What about Realtors? How to we pass on the cost of fuel to run our business? I am currently at between $175 to $200 per week in gasoline costs. I have discussed this with other active agents in my area and it's about average. If you carry listings and activitely work with buyers, you can't avoid these costs. IT IS WITH MIXED EMOTIONS THAT I LEAVE MY OFFICE WHERE I HAVE ENJOYED CONDUCTING MY BUSINSS AND WORKING WITH THE AGENTS WHO HAVE BECOME MY FRIENDS. WHY IS CHANGE SO HARD?? The move is due to a pending merger of my present company with a franchise company. I held on for the past few weeks waiting for this merger to happen. I watched many of the other agents, my friends, jump ship. I have been courted daily by the major agencies in my area. A FEW DAYS AGO I RECEIVED AN EMAIL INQUIRY FROM AN ACTIVE RAIN READER I have been very happy with Active Rain because of the never ending amount of information I receive from the Blogs and the fact that my standing on Google is increasing weekly. All good things! I have received some traffic on my web site and a few inquiries with no results. This week's inquiry was about a specific community in my area. WOW!! EVERYTIME I GET OUT OF THE CAR TO SHOW PROPERTY I THINK OF THE REST OF THE COUNTRY!! WOW!! HOW LUCKY AM I TO BE IN 78 AND SUNNY SOUTH FLORIDA!! Whenever I have a "MOMENT" about the declining real estate market, I think of the WEATHER! I instantly think HOW LUCKY AM I? I get to show properties in their best light (almost always sunny days with warm breezes) and I don't have to deal with coats, hats, scarves, boots, icy roads and all that jazz.
