warner nh: FEMA - Huge Issue! You could be inaccurately in a flood zone!

Recently FEMA updated their flood maps for the Lake Sunapee Region. Unfortunately some of these new maps show properties in flood zones when they really are not in a true flood zone. This is having a major impact on possible real estate sales in our region. Recently I dealt with this on a house that I sold in Sutton NH. Why is this import? Well if your house is for sale and the buyer is getting financing, the bank is going to require the buyer to get flood insurance. I swear every year time goes by faster and faster. 2010 for me was an awesome year but I felt like someone kept pressing the "fast forward" button! The information below is from my blog - SunapeeRegionBlog.com -Please make sure to click through to the main article as there is a lot more information on there. This is just a quick highlight. The median sales price in the Sunapee Region is up $18,000 to $218,000 compared to 2009 however there were 12 sales in 2010 over 1 million dollars compared to 7 in 2009. warner nh: January - April 2010 Lake Sunapee Region Home Sales

Home sales in the Lake Sunapee Region have certainly been interesting so far this year. In comparing this past January home sales with January 2009 I found that sales were up over 77% and then in February they were down over 30% and down again in March just over 6% but this past April residential property sales were up 44.8%. Quite the roller-coaster of late but I think May sales will be higher than last year do to the tax incentives that expired in April.
