ohio: Sellers Inspections or Pre-Listing Inspections - 06/17/07 11:14 AM
Seller inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found.  In many ways, waiting to schedule an inspection until after a home goes under agreement, is too late.  Seller inspections are arranged and paid for by the seller, usually just before the home goes on the market.  The seller is the inspector's client.  The inspector works for the seller and generates a report for the seller.  The seller then typically makes multiple copies of the report and shares them with potential buyers that tour the home for … (0 comments)

ohio: Federal Pacific Panels - 06/16/07 02:20 PM
Federal Pacific Panel or F.P.E.
F.P.E. where produced between 1950 - 1980`s.
Why do home inspectors automatically call for a panel replacement when these panels have been in thousands of homes across the Greater Cleveland area for the last 60 years?
1. Current owners who currently reside in the home may not have challenged the older system or overloaded it. When a younger couple moves into the home the younger generation will challenge the older systems with their new and latest electrical gadgets.
