Even in this market, things seem to sell quickly. This was a great North Portland bungalo we called "THE FUNGALO". She needed a little TLC on the outside, but the inside was pure 1940's. Original kitchen and bath tiles with those quirky colors made for a fun job. The agent called On Stage for this job which had to happen in a quick time frame: 1 day from appointment to finished job. "WOW..." is what our agent told us on the phone when she told us of the great news. We staged this property in the dead of winter (Dec 18). This was a FABULOUS property, that needed a little love. There were a few obstacles that the agent saw in her eyes such as mis-matched wood tones and a little bit of an akward layout. We addressed these "obstacles" and made them positives. This home had been vacant for over 3 months and inactive. When We arrived for the initial appointment, it was 30 degrees outside and 21 degrees inside! The property did not have any power, water or heat. My pen stopped working and I had to go to my car to warm up the ink and my body. But during the appointment, the agent had few positive things to say about the property, but the ideas were flowing to make this property DYNAMITE. Mis-matched woodtones were a standout and so we had to make the woodtones work. We selected furnishings to make (30 comments)

This listing was showing it's age and when vacant, IT REALLY SHOWED ITS AGE. The owners had moved out and downsized and were ready to set there home of many yeras free to new owners. Their agent was referred to ON STAGE to showcase this higher end listing. Although dated, this property has a lot to offer and wby utilizing more contemporary furnishings, the feel of the property was more updated. This agent had not used a staging service before, and was a little hesitant in the begining. But he let us do our job and came back to be quite (8 comments)

This listing was in a great family neighborhood but was starting to show it's age a little. The owners of this property called On Stage up to give a few ideas to freshen-up the wall colors and to neutralize them to appeal to potential buyers. The tile flooring in the family room and kitchen areas was showing a little wear and appeared cold without any furnishings. By placing size-appropriate furnishings, the buyers can now see how furniture can warm up a space and show that you can get plenty of seating in a small space. On Stage was selected to help in the marketing of this home in an upscale neighborhood. This particular home was getting traffic...lots of it. The price was in the mid 800 range, but when prospective buyers entered the home, they were hit with bad oak "office looking" furniture. Not exactly what the prospective homebuyer is expecting. The homeowners did not want to spend the money in the begining on staging, but decided to leave "key" peices of furniture that would give potential homebuyers the "idea" of how to live in the home. Yes... Even while on vacation, I still continue to work. I was watching the mornig news here in Southern California and saw a story on the government's plan to extend the First time homebuyer program through April. The extension will also include REPEAT HOMEBUYERS, but you have had to have owned your home for 5 years and you will get a credit of $6,500.00. Hopefully this will help continue to spur home sales and the need for home staging (3 comments)

It is up to you to know who the big names in the design world are. For instance, follow who the top 100 designers are in the U.S. and see what they are doing. This is another job that On Stage worked on in the Pearl district in Portland. This is a small studio condo that is small in size, but huge on style. The agent was not sure how much furniture you could actually show in this unit. By using small-scaled, visually light furniture, we were able to pull off getting enough seating for 6 people. By using two ottomans under the console table in the entry. When staging a property, I feel you need to give prospective buyers an idea of just how much seating you can get into a small space by (9 comments)

This home was staged 3 months ago and did have some challenges. It was a higher priced property, on a busy street, and had a poorly updated master bath. It was agreed upon that the master bath did not match up with the price of the home, so it was remodeled. After all was said and done, the home sold. This is a recent condo project in the Pearl District. This unit had a great park view, but the white walls and grey carpet set the mood for the unit: TRAGIC!!. With the help of some colorful furnishings and accessories, the unit came to life. When possible, we always try to pick a constant color scheme and run it throughout the home to create unity. If you price your listing according to today's market and professionally stage it, chances are it will sell. These two listings are proof of that. The homewoners of this home had to move out of state and left many dated pieces of furniture behind. The home had been recently updated but was a white box inside. We had to use the left over items, as the owners were on a budget due to moving costs. By adding color, some transitional/contemporary items to the home, the dated, very traditional items were updated simply by paring them with updated furnishings. (4 comments)

We worked on a property where the homeowner and agent were on track before we even set foot in the house. When I arrived to view the property last week, greeting me outside was the groundwork for new sod and new plantings. I knew then that the homeowner was on board for much more. I toured the home and found out that the homeowner had already been emptying thing out and had a few large pieces ready to be moved out . WOW! This is a relief. I wanted to share another staging success... We staged this small condo-conversion on April 8th and it sold on April 17th. The agent is beside herself at the success and speed of the sale. This agent was part of the UlLTIMATE OPEN HOUSE NEW HOME TOUR here in Portland. She needed her property staged before Saturday. If you want it bad enough and the STAGING GODS are your friends that day, it can happen. We received a call on Thursday morning about a project , only had time to view it on-line and pretty much winged it! We weither have too mcuh stuff or not enough... it turned out to be the second option. Back to the warehouse I went to get last minute accessories while the crew continued to set.
