If you are in the market to buy an Orange County home you are not alone! Buyer demand is very high and inventory of available listings is low which means it may take some time to find and ultimately buy your dream home. Just how long could it take? A recent survey conducted by Harris Interactive indicates that 33% of people searching for a home have been searching for more than a year. The good news is that the remaining 67% found a home in less than 12 months.

Yes it’s a good time for home owners to be selling homes in Orange County! In the current seller’s market we are seeing many sellers receiving offers over asking. In the current strong seller’s market, more than half of all listings are receiving multiple offers – many over asking. Low inventories combined with low interest rates are spurring buyer demand and prices are rising as a result. If you are a seller this is great news but there is a caveat. The social benefits of owning a home are extensive. I know that owning my home in San Juan Capistrano has been very rewarding from both a financial and social perspective. From a financial perspective the capital gain exemption up to $500,000 if you are married if one of the best investment options available to home owners. Furthermore there are many social benefits associated with home ownership which the California Association of Realtors has identified. How many homes do California home buyers view prior to purchase? If you guessed 12 you are absolutely correct! According to the California Association of Realtors, buyers viewed a grand total of 12 homes before ultimately purchasing their homes in 2011. The number of viewings was down substantially vs. the previous 4 years. Of equal importance, real estate agents helped buyers find their home 80% of the time!
As an Orange County Real Estate Broker, I would have to say that my experiences are fairly consistent with the statewide data noted above. However, given the current overwhelming buyer demand (8 comments)

Providing best in class service is my goal and adopting a “do whatever it takes” philosophy is essential to ensuring that my clients are delighted. The only caveat is that it needs to be legal, ethical, and safe – if it passes that hurdle its game on - I will go the extra mile when representing my buyers. While not in my job description, this includes doing drive bys on hot new listings at 6 am in my pajamas!
