If there are no lenders out there lending on mortgages how are borrowers going to get loans? It doesn't matter if you qualify for poor credit home loans or A-paper home loans, if there is no money out there to lend then interest rates will remain high.
That must have been the thought behind the Fed pouring another 200 billion dollars into the lending marketplace. Anyways is 200 billion a lot of money when it comes to mortgages? Does anyone know?

Why is it that the 10-year bond is so low and the mortgage interest rates are not following suit as they have in the past? I'm looking forward to ideas about this phenomenon. In the past the 10-year bond and the 30-year fixed mortgage rate were tied together. If the rate went down so did the 30-year mortgage. Now the rate drops and nothing happens to the mortgage rates, but if the rate goes up, look out, up goes the mortgage rate immediately - even in midday. Please advise what you think is going on. Lately the interest rates for the best borrowers have dipped below 6%. I have a 6.875% interest rate. Is it in my best interst to refinance?
It doesn't matter if you are seeking Oregon Home Loans, California Home Loan Mortgage Rates or rates from anywhere in the country, you need to be saving over 1% on your mortgage in order to benefit from a refinance.
Having said that, one other critical factor is that your loan amount should be over $200,000. If it is less than that you should wait until the new rate is 1.25% below your present interest rate.
