home buying: Skipping 2 house payments - 12/03/11 07:02 AM
Here are some great tips for skipping 2 house payments without actually hurting your credit.  Read below how you can make this work for you when purchasing a new home.
Skipping a house payment is actually used occasionally as a marketing strategy for refinancing.  It is especially nice around the holidays when extra cash is always needed.  It is pretty common knowledge that a payment is not necessary the month following a new mortgage closing, but there is actually a way to skip 2 payments.  If the refinance is closed by the 15th of January, for example, a homeowner can roll their January payment into the … (1 comments)

home buying: Meet the new real estate agent….same as the old agent….. - 12/01/11 02:30 AM
Have you ever heard someone say who was selling their home "My agent wasn't bringing me a buyer so I changed Realtors."  Did they happen to tell you that they had an overpriced listing that there was no hope ever of getting a buyer to pay your price?  Or that the agent was explaining numerous times the feedback from the buyers that the home was too expensive and there were better ones out there for less?  Or did they happen to tell you that you did get a buyer but the house didn't appraise and your Realtor "didn't make it happen" … (1 comments)

home buying: Duck, Duck, Duck - 12/01/11 01:54 AM
We've all heard the saying, "Get your ducks lined up".  What does that really mean when buying a home?  It means having your financiing or proof of funds, your credit issues cleaned up and being in a POSITION to buy.  Not just position to look. Sellers out there want to SELL their home, not have it on the Parade of home tours.  Realtors do this as a livlihood to MAKE MONEY so they can pay their bills.  Not to be a taxi driver to tire kickers.  If you are a buyer, a SERIOUS buyer, you will have all your ducks lined … (2 comments)

ORLANDO SECOND IN INVENTORY DECLINES NATIONWIDE

What does this mean to the consumer?  It means that the excess of homes to choose from is disappearing.  It also means that the market is stabilizing and the "steal of a deal"  are coming to an end.  The market is in transition and people will only realize that this was the best time to buy because of record low prices and record … (0 comments)

home buying: WHAT DO YOU THINK IS BETTER - OPEN HOUSES OR VIRTUAL TOURS? - 10/05/11 03:15 AM
Open Houses vs. Virtual Tours
View Virtual Tour

Every Realtor that has ever had a listing has always be asked by the seller - Are you going to to and open house?  Inside you are cringing because you know deep down inside that the likelyhood of you selling that home from the open house are almost nil.  Usually most of us will do one or so but then have to deal with the seller's questions of who came through and why is my house not selling.  In reality open houses benefit real estate agents as far as advertising and … (0 comments)

There may still be one 20 something year old lingering around for longer than expected, and you haven’t fully achieved “empty nest” syndrome yet, but the time is coming soon. home buying: Buyers, don't turn off sellers by doing this! - 08/22/11 03:47 PM

Don't trash talk the property.  If you talk very negatively about the home the sellers will only get defensive and put their back up and not negotiate with you.  Don't voice your opinion in front of the seller thinking that will convince him to lower the price.  Voice any of your negative opinions in private with your Realtor and not in front of seller.
