My crystal ball just broke, so I thought perhaps I could achieve clairvoyance by attending the recent seminar “Economic Expectations – a Forecast of the Housing Market in 2012” at the Federal Reserve in Boston. The speakers sounded impressive! Their PHds from Harvard, Northeastern University, Freddie Mac, NAR, & the Federal Reserve, trumped my BS from UNH… I figured could learn from the experts! 1st consistent message: Unemployment is the biggest cause of the downturn in the real estate market. Flood Plain = Flood Pain! After watching my local DPW trucks haul sandbags around town to hold back the floods caused by recent rains, I have the flood plain on my brain! I took a listing recently that was in a flood plain but nobody knew it. The house was built in 1959. The owner was a church, and the house served as a home for various clergy over the years.
