For several years now there has been a prediction of a Silver Tsunami, this wave has nothing to do with global warming but the prediction that homeowners that are 65 or older will start selling their current homes and moving towards smaller homes or other Senior living options.
As we started to live longer and healthier lives there was a trend to stay in your current home longer than normal and home availability crisis that was exacerbated by Covid -19 has kept seniors in their current homes way longer than anyone anticipated.

Beep, Beep, Beep is the sound as the Brinks Truck backs up to the seller's home with every dollar you can beg, borrow or steal. You just made an offer that that says I am doing everything in my power to get this home, your offer most likely included an AS-IS addendum stating you cannot ask the seller for repairs no matter what the home inspection discovers and an appraisal waiver stating that you cannot renegotiate price even if the banks appraisal is lower than your offer.

While watching HGTV's Selling New York last night I heard the sellers and brokers complaining multiple times about todays picky buyers. How they want everything but your first born child to make an offer on your house. I came to a very quick realization. The buyer aren't the problem, it is the sellers.
During the boom years a seller could put a For Sale sign in the yard and unless there was something seriously wrong with your house or it was just extremely overpriced, it would sell. Now things are much different. Buyers want more, a lot more for that matter.

It is called "That is what I want to pay" Generally when a buyer wants to make an offer his or her agent will show the buyer recent comparable sales to help substanciate the sellers asking and to give them the appropriate information to make an offer.
