I have to share this with my readers-  Debbie has done a wonderful job explaining the MHDC tax credit (it is an advance loan program) for 1st time Home buyers in my wonderful state of Missouri!!  When you are looking for help to purchase west of Springfield give me a call.-  be good  cw

The MHDC (Missouri Housing Development Commission) has announced a new program to work in conjunction with the Federal First Time Home buyer Tax Credit program. This is exciting news for buyers that want to buy a home and qualify to buy a home but do not … (1 comments)

sw missouri: Club Chaos Eye Candy Contest- - 01/10/09 06:49 AM
This years theme for the CLUB CHAOS EYE CANDY CONTEST is Winter!  No problem, I have plenty of time to get some great shots to share with my readers and show off my lovely part of our great state of Missouri.
Biggest problem I ran into is I am a procrastinator when it comes to taking time to have a bit of creative fun.  I also am finding out that I tend to like to tweak the rules a bit.  When Carolyn sent me a notice that today was the last day to submit to the contest I knew I had … (8 comments)

sw missouri: Stop Growing Mold In Your Home- (re-Blog) - 01/10/09 05:54 AM
Once again I find my favorite peers are writing on topics I have an interest in.  This post is from one of the inspector guys who often shares his wit and expertise with me and the rest of his readers.  Take a minute to educate yourself to the causes of mold and then STOP GROWING IT IN YOUR HOME!-
Even in SW Missouri we can have issues with moisture.-

The information in this post goes beyond the standards of a normal home inspection. It is rather detailed. However, the issues described are problems that a home inspector sees and, periodically, might have … (3 comments)

sw missouri: Have you considered a VA loan, who would you want to work with? - 12/05/08 11:22 AM
I had a rather nice conversation with Brian yesterday concerning his article on VA Loans.  I originally intended to re-blog this post sooner but wanted to touch base with him first.  My family has been playing the 'who is really sick and who is just a little sick' game this week.  Last night I was the winner!  It has taken me most of the day today just to get my 'pretend to be human' face back on.
Most lenders in my area have access to VA loan products.  When I did a quick informal survey this afternoon, I was surprised to learn that … (4 comments)

sw missouri: Next Year I am Trunk or Treating! - 11/03/08 08:09 AM

In the interest of full disclosure:  I slept through Halloween this year.  We live in the county and rarely have sugar starved rug-rats make it to our door.
It took me a couple of years (and several extra pounds from eating the purchased candies) to figure out that boring homes don't get the foot traffic.  Boring homes out in the country with large dogs running loose get even less.  Turn all the lights out and one can drop that down to zero!
All four of our grand-kids got together and ran around in town.  The little ones had a blast.  I … (9 comments)

sw missouri: Justifying your sales price 3 times - yes, you read that correctly - 10/22/08 05:58 AM
One of the extremely nice things about being a part of a peer based community is the awesome support one gets from fellow agents.  I am headed out for a listing on a very nice home in Springfield MO.  The house was on the market with a busy agent who 'agreed' with the seller to get the listing.

I am a  Seller's Representative Specialist (SRS) and in today's market that means I need to know and communicate the reality of real estate to my clients.
Kris has nailed what Sellers need to know to be sucessful in getting to the closing … (4 comments)

sw missouri: I'm on Twitter- - 10/21/08 02:27 AM
Do you remember how much fun it was learning to drive.  That is exactly the same feeling I have right now.  I personally love learning new to me tech type stuff.  One side of my brain wants to just jump in and turn the key and speed off.  The other part of my brain wants to read the manual, buckle up and take it slow.  Those who know me best say the jump in side wins 9 times out of 10.
Here's where you come in to help me look sane.  I signed up on Twitter, please take time to 'learn … (16 comments)

sw missouri: Is my sandbox the same as yours? - 08/06/08 07:15 AM
I was speaking with another agent in our office about the pros and not so pros of developing and maintaining a website.  ( actually wrote a quite long e-mail to my 'data base'  naively thinking that  customer feedback would keep me ahead of the game so I wouldn't waste any-one's time or worse yet, let a client 'fall thru the cracks'. )  At the time the site was fairly new to me and the thought of  unknown people dropping in and out was a bit unreal.  This post is a spin off on one from years ago.
I personally try very hard to … (9 comments)

sw missouri: I am NOT a local-- - 07/31/08 06:31 AM
Differing Points Of View
A couple of local agents and I were sitting at a table at one of our favorite places.  I notice a quite inebriated fellow was starring over at us.I asked the - Local Home Town Gal, "Do you know him?""Yes," she sighed. "He's my old HS Boyfriend.I understand he started drinking rightafter we split up years ago,and I hear he hasn't been sober since.""My Goodness!" I SAID. "Who would think aperson could go on CELEBRATING  that long?"So you see, there really are two ways tolook at everything ....
In Missouri (the Show Me State) we have to see it to believe it!
If you … (11 comments)

sw missouri: I'll Share my Umbrella...but not my tissue... - 06/17/08 09:15 AM
When it comes to the good emotional, tears running down the face and having to blow a snotty nose type of writing, I am NOT the gal to read.
My skills fall into the semi-sarcastic, low empathy, probably in over my head, easier to ask forgiveness then permission, you learn it first- I'll wait and be the 100th monkey, lurker turned commenter but still painfully shy type of blogger.
If I keep going like this I can't post  to THEM-THEM which is what I intend to do, I just want to lay a little background for the rest of the group to … (6 comments)

2nd, that commenting on 10 a day has to stop, I think I am writing a mini novel when I comment.  (In fact as far as blogging goes, my … (18 comments)

sw missouri: Got my first AR Phone Call---- - 05/29/08 07:24 AM
Must have hit the big time-- not only did I get a couple of comments BUT I warranted a live phone call!
HOW DID A NEWBIE rise to such high status in such a short amount of time you ask.......Let me tell you my story.
I had purposed to do the standard read, comment, read some more.  (I might add, doing a pretty good job of it most days- give me another 2 points)
Getting and giving a little juice, getting and giving a little education and attention.  Getting a little close to my 10,000 pts (ranked 49th47th 42nd! n our lovely state-  … (75 comments)

sw missouri: I've got LAND (2nd try) - 05/19/08 03:09 AM
I started to blog  early Saturday, I had that "I Sure Love Life" thing going that comes from a good nights sleep and a hot cup of coffee first thing in the morning.
My TITLE was Hey I've got LAND!  catchy isn't it.
Instead I ended up with the now famous: http://activerain.com/blogsview/513760/Feel-Like-Crying  (Sorry haven't figured out how to do the copy thing yet)

Sorry everyone MISSED the original, from what I remember it was brilliant and heart felt.  Best writing I have done in a while. ( Did learn to save and work from a WORD doc. so good did come … (0 comments)
