toledo: Purchasing Properties Sight Unseen - 04/13/07 04:19 PM
In our area, we have reasonable priced investment type properties that can provide positive cash flow each month.  A growing trend in our market is for out of town investors to be interested in purchasing these properties.  This is not surprising to me as I understand other areas of the country do not have similar priced properties.

I wanted to update the most recent market data for the area covered by the Toledo Board of Realtors.  In the last couple of weeks, I have actually had several agents site sales of home that occurred 2-4 years ago as comps for home that are currently on the market.  I wanted to summarize the changes in the market from this March over the same month the last two years.
March 05
We ended March of 05 with 6282 homes on the market.  There were 1067 homes under contract in the month and 900 sales.

It is that time of year when the men of summer are starting to take the field.  We are lucky enough to enjoy a minor league team here in Toledo that I would encourage everyone to take advantage of.  It is a great time whether you are young or old.  I have three small children that absolutely love to head down for a Mud Hens game.

Everyday I get more concerned with the amount of financial education that we give in this country.  We have all kinds of classes that we teach our youth in the school system.  They cover a wide range of classes that vary in their usefulness in everyday life.  That is a whole other blog or a visit to "Who is smarter than a 5th grader."   I have a daughter in the 2nd grade and sometime I wonder if I could pass that grade.

There are so many different types of countertops to use in your home.  Each has its own benefits and downsides.  I was recently looking into this and found it to be very overwhelming so I thought I would do a quick summary of the various types available to the consumer.
Quartz--This is an engineered stone that comes in many colors and shades.  It does not need to be sealed like some other types.  The biggest downside it that the edges can chip.

With all the discussion about the local market being a buyer's market, we have developed the mentality that all offers should be 10% below asking price.  I have had 3 or 4 buyers in the last month state that very idea to me.  They state my mom, my dad or my_________ says that I should offer at least 10% below what the asking price is.  This is usually said in a questioning manner, however, the intent is the same.  I always respond that each home should be considered on it own merits with regard to price.  If the home is 10% above … (0 comments)

This article in the Toledo Blade on Friday shows that not all the news about the local housing market is bad.  Toledo ranks 4th in large cities for housing affordability.  The focus of this study was to show what percentage of the population making the median income can afford a home in major metropolitian areas.  The percentage in Toledo was 86%.  While in a location like Los Angles, the number was 2%.

Do you think your home is safe just because you bought an expensive lock for the front door?  All home owners should view this video and see what many criminal already know about you lock.  It is alot easier than you think for some creative crooks to gain access.
