There's a TV show called "What would you do..." with John Quinones where people witness certain situations in which someone may be harassed or victimized. The show seeks to see what people would do --- get involved to right a wrong, ignore it, or do something else?
Well, this question is asked when an agent knows the other agent is doing something in violation of the Realtor Code of Ethics.

Can you send/show me some listings? My agent is on vacation.Last Sunday, I held an open house. One of the buyers asked a lot of questions about the neighborhood comps. I had a prospective client I'll simply call "Client" whom I met in December 2007 and to whom I've shown properties. Until one day, he walked into an open house on a waterfront property that he liked.

"Procuring cause" may be defined as a series of events, unbroken in their continuity, that result in the desired objective (i.e., generally, the sale of property). 
Black's Law Dictionary, Fifth Edition, defines procuring case as: The proximate cause; the cause originating a series of events which, without break in their continuity, result in the accomplishment of the prime object.  The inducing cause; the direct or proximate cause.  Substantially synonymous with efficient cause.
