first time home buyer: Working Towards Owning Your First Home - 07/22/10 12:04 AM
In the craziness that was the market a few short years ago you did not have to really work towards the goal of owning a house.  Heck if you were breathing and could sign your name you could practically buy a house without a penny down and the banks would cover the closing costs in you mortgage.  Today not so much, right?  BUT I have been seeing a resurrection of home buyers who are working and saving for their dreams.  My latest offer came from a couple who I started talking to over a year ago.  They looked at a house … (22 comments)

first time home buyer: It Can Happen To You - Part II In A Series To Turn You Into A First Time Homebuyer - 08/24/09 06:41 AM
I speak with many people who feel they will never be able to buy a home of their own and you know what?  Unfortunately many of them won't.  Oh it's not that they couldn't.  It is that they defeat themselves before they start. This is the second installment in a series will help you to prepare to become a home owner.   The next thing you will need to work on is your credit score.  You may have bad credit.  A low credit score will make obtaining a mortgage difficult (if not impossible).  You may have no credit.  Some might think … (6 comments)

This series will help you to prepare to become a home owner.   Well first you will need to save some money.  The first self defeating notion I have heard when people think about saving for down payments and closing costs are that they can not possibly save enough so why bother?  I think many people believe incorrectly … (7 comments)

first time home buyer: Yes It Is A Great Time To Buy Your First Home! - 11/20/08 02:39 AM
I am getting a lot of questions from potential first time homebuyers regarding their chances to buy a house in today's uncertain market. It is a great time to buy your first home.  Prices are good and interest rates are still low.  There are many programs out there today to help the first time purchaser (Note:  Even if you have owned a home before you can still qualify as a first time homebuyer in many cases as long as it has been more than 3 years since you owned a house.)

For those of you in the Greater Hudson Valley … (9 comments)

first time home buyer: Don't Let Fear Stop You From Working Towards Home Ownership! - 08/27/08 11:00 PM
Are you like many people I have spoken with who are looking for a way to own their own home?  Perhaps you have very little money to put down on a house or your credit is in a bad way. One of the worst things you can do is to sit there and say there is no way out of this mess.  Fear of being told you can't qualify for a loan stops you from even asking.  Well if you are one of those people who is allowing fear to stop them you will never learn the many ways you might … (6 comments)

first time home buyer: Moving On Out To The Country - My Water Comes From Where??? Part 4 In A Series - 06/16/08 10:24 PM
Many people moving to this area have come from locations that have a public water source.  They are surprised by the variety of ways houses are supplied with water.  I often have to explain the different types of water supply systems to prospective home buyers.   When looking at listings for houses you may see the water source on a listing.  In our Greater Hudson Valley MLS, www.GHVMLS.com  you can see the following sources under water description- COMNTY - Community water source.  These are quite common in small developments with their own wells.  In newer developments these systems are owned by the … (12 comments)

first time home buyer: To The Home Buyer- What Did You Forget When You Made Your Offer? - 05/15/08 10:40 PM
After an extensive search you have found the house you want and bid on it.  You negotiate and joyfully have an accepted offer.  Do you really remember the house you bid on?  Hopefully you get the chance to look at it again before the walk through.  When you come for the home inspection or later to measure windows for treatments take some time to look at the house and listing again.  Was everything you thought to be included in the sale mentioned in your offer or contract?  If not try to work things out before you get to the closing table. … (2 comments)

first time home buyer: What's wrong with a starter home???? - 05/08/08 12:18 AM
THE STARTER HOME.  It is an idea that got somewhat lost in the last few years of the real estate boom when money was flowing freely from mortgage lenders and people were buying their "dream home" right off the bat.   As a first time home buyer your search should begin with a real assessment of what you need today and in the near future.  You can think about what you want in your ideal home but you don't need to have that right away.  Most first time home buyer's move several times after their initial purchase so why should you put … (14 comments)

first time home buyer: First Time Home Buyer Beware Of Helpful Hints - 04/08/08 11:52 PM
A first time home buyer gets a lot of information and advice handed to them as soon as they announce that they are ready to start looking for a house.  They have parents, other relatives, friends, coworkers, and even people they don't know providing "helpful hints" and "war stories" of house buying problems.  These people all mean well but they can add extra stress and create problems for the hopeful buyers.

When you start looking for a home you normally search the Internet for houses in your price range in the area you would like to move to.  While it … (3 comments)

first time home buyer: Spend Some Time Getting Used To The Water Before You Jump In To Your Home Search - 04/01/08 10:39 PM
Spend some time in the shallow water and just get used to it. That is the first move towards learning to swim.
Your first move in moving towards buying a home should be looking at your financial condition.
You should make a list of your total income, current savings, and debts.
Many buyers find it helpful to keep a spending diary for a few months prior to begining the actual mortgage and house search.
This helps them to learn how much they are spending on regular day to day expenses.
It not only gives a picture of what … (4 comments)

first time home buyer: Now You Need A Home Inspection - Part 3 of a Home Buyer Series - 02/29/08 10:25 PM
Why should you pay for a home inspection especially when you know people who can look at the house for you?  It is important to have someone who has training in all of the aspects of home inspections.  In New York state all Home Inspectors should be licensed.  If that is not the case where you live you should look for an inspector who is a member of ASHI.
Where can you find an inspector you can trust?  Ask your buyer's agent for a list of home inspectors that they  feel comfortable with.  There are inspectors who can scare you into walking away from … (2 comments)
