first time homebuyer: Wants Vs Needs or If You Are Paying Rent You Are Paying For Some Else's Future - 02/02/09 10:46 PM
Many people delay purchasing a house because they can't afford the dream house, the house they will live happily ever after in, but in truth they are throwing away years of rent payments that could be going towards equity and years of tax deductions from the mortgage interest you get with a starter home.  Are you going to continue wasting your money on a place to live until your dreams come true or are you ready to take advantage of the wonderful buyer's market?
Do You Really Need A Castle or Would a Condo Do For Now? One important thing to … (6 comments)

first time homebuyer: Why First Time Home Buyers Can't Wait Any Longer! - 01/21/09 11:18 PM
The perfect storm is happening first time home buyers.  You are in the right place at the right time right NOW.  Inventory of available homes for sale is very high, interest rates are very low, and you can find a great starter home that you can afford if you have your credit and debt under control.  Just like a weather forecast, there is no one who can accurately predict how long this "storm" will last and if you are not actively searching for a home now you might miss this opportunity. Let's look at the situation as we wake up at the … (14 comments)

first time homebuyer: Slow and Steady Wins The Race - A Real Estate Story - 08/10/08 11:08 PM
What a refreshing young couple I had the pleasure to take out looking for starter homes on Sunday.  They are not looking for the Taj Mahal. They are looking for a house that they can afford and be comfortable in.  They are willing to do the work needed to update and rehab if needed, and they have the skills and friends to help them do that.

I think this is one of those times when a smaller commission means so much more to me because I am going to be helping someone who will be grateful and send some more … (13 comments)

first time homebuyer: One Great Reason To Buy A House Before July 1, 2009! - 07/30/08 07:44 AM
First Time Homebuyers can be helped by the newly signed Housing and Economic Recovery Act of 2008
in the form of a tax credit of  $7500.

This credit is available to first time homebuyers (this includes anyone who has not owned a principle residence for the past 3 years) and who's modified adjusted gross income falls below certain limits ($75000 for an individual or $150000 for a couple.)  The tax credit will be a direct deduction of the amount of tax you owe for the year it is claimed.  You should contact an accountant for exact interpretation of this … (11 comments)

But I'm not ready to buy a house!  So you know you want to buy a house someday but you are not ready yet.  What are you doing to get ready?  If you are not working towards that goal today you will not get there anytime in the near future. If you are serious about becoming a homeowner someday, you need to find out where you are today and what you need to do to get yourself in the position to be able to buy.  Many potential homeowners think that they are not ready when they really are.  Don't let yourself down … (10 comments)

first time homebuyer: First Time Homebuyer Alternative To The Fixer Upper Handyman Special - 04/17/08 11:48 PM
There has been a lot of activity on my blog recently from first time home buyers looking for a fixer upper.  I think that what many of them are looking for is really a less expensive way to achieve homeownership. One alternative to buying a house that needs major work is to buy a two family home and live in one apartment while you rent the other.  Many potential buyers are surprised that most of the rental income can be counted towards qualifying for a mortgage amount higher than you could get based on your income alone.  This can allow you to look for … (6 comments)

first time homebuyer: Am I Blushing? - A Home Buyer's Opinion of Services Rendered - 03/30/08 12:23 PM

I just received the following from one of my first time home buyers.  The house they bought was one that wasn't even in thier original criteria. It had a price reduction the day I was taking them out to see some other listings and I just got that feeling that this was the house for them.  It is so nice when it all comes together.
When we met Paddy we knew right then that she was the agent for us. She was by far the best agent we have ever dealt with.  Her attention to what we wanted was remarkable.  She listened to everything we said … (5 comments)

first time homebuyer: Nervous About Buying A New Home In This Market? Come On In The Water's Fine! - 03/29/08 11:00 PM
Potential home buyers are nervous in this market.  There are a million reasons they don't think it is the right time to buy right now.  They hear all the bad press and get "advise" from friends and relatives that tells them to wait to buy until the market bottoms out.  They don't want to be stuck buying something that goes down in value.  They can't qualify for as much mortgage money as they could previously.  They have a house to sell and don't want to loose out by selling it in a down market.
For the people who want to buy a new home there … (5 comments)

first time homebuyer: Fixer Upper, Handyman Needed - Is This The Right Choice For The Average First Time Home-Buyer? - 03/21/08 09:25 AM
Many buyers come to my office with the idea that they can save a lot of money on their first home by buying something that needs work.  They may have been searching for homes on the Internet and come across several priced well below the average for the area.  What they are not prepared for is the reality of what a handyman special needs.
These are usually houses that need major repair.  They are most likely not livable in their current condition.  They may need electrical, plumbing, or structural repairs.  In many cases they can not be financed with a conventional … (5 comments)

first time homebuyer: Any Ideas for First Time Homebuyer Fair??? - 02/24/08 09:43 PM
Good Morning,
This week I will be attending a planning session for Catch the Dream Orange County a home-buyer information fair and vendor bazaar.  I am excited about being involved in this effort.  I was a vendor at the fair last year along with two other agents from my office and it was great for a first year effort.  There were over 500 in attendance at the free for consumer event.  Our County Executive, the head of the Office of Community Development, and a group of others including builders, real estate agents, mortgage representatives, and community activists are joined together in this effort.  I am hoping that … (2 comments)

first time homebuyer: So you want to buy a house....Take your time to do it right - 02/23/08 06:55 AM
What happens to someone who desperately wants to own their own home but does not know how to go about it?  Where can you turn if you have credit issues, no down payment, or want to live in a specific area but can't seem to find a house you can afford there?  A buyer's agent may be the the answer to your problem.
Sometimes I have worked with buyer's who needed information and resources in order to get ready to buy.  It is hard to hold back the enthusiasm and desire to jump right in to looking at houses but until … (0 comments)
