This Albemarle County real estate market report is a special request and will focus on sales of luxury homes priced at over $1,000,000. Yesterday a reader of my market reports called me and requested information on home sales in Albemarle County for homes priced at over $1,000,000.  So this report is for her.  If you have a specific price range, subdivision, or area that you would like a market report on, I would be happy to make one for you.

This market report will cover sales of detached single family homes in Albemarle County, Virginia.
In December 2008, 21 homes in Albemarle County had contingent contracts.  The average list price was $496,218 and the median was $339,000.  The homes were on the market for an average of 107 days.
9 Albemarle homes had contracts pending with an average list price of $393,735, a median of $321,868 and an average DOM of 68.

Its the first of a new month and time to take stock of what is happening in our local real estate market.  This report will feature sales of detached homes in Albemarle County Virginia in November 2008.
32 homes had contingent contracts in November of 2008.  The average list price was $475,119 and the median was $419,700.  The homes were on the market for an average of 151 days.
15 homes had contracts pending.  The average list price was $500,070 and the median was $397,500.  The homes had been on the market for an average of 169 days.

Its the beginning of a new month and a good time to evaluate what has been going on in the Albemarle County real estate market.
In September 2008 50 Albemarle County homes had contingent contracts.  The average list price was $656,249 and the median was $368,438 with an average of 114 days on the market.
11 homes had pending contracts.  The average list price was $551,236, the median was $589,900 and the average days on market was 220.
In September of 2008 59 Albemarle County homes sold.  The average sold price was $448,102, and they had been listed at an average price … (0 comments)

Albemarle County home sales continued to fall in August.  Sales are down from July of this year and are down considerably from August of 2007.
The following market report is for the entire Albemarle County residential market encompassing detached single family homes, attached homes, condos and farms.  If you are interested in a particular market, look for additional reports coming later this week.
In August of 2008 56 homes in Albemarle County were under contingent contract.  The average list price was $470,276 and the median was $344,900.  They were on the market for an average of 125 days.

In the Charlottesville, Virginia area we still have a buyer's market.  The number of homes sold in July of 2008 is down in comparison with the number of homes sold in July of 2007.  The following is the market report of the sales of detached homes in July for Albemarle County.
