Are we seeing a demographic shift back to the cities?  Today I read an article from the postwritersgroup that raises the question as to whether we are now seeing a shift from the suburbs back to the cities.  For years the trend in real estate has been a movement from the urban areas to the outlying suburban developments; is this changing?

The Charlottesville Area Association of REALTORS has just released the its 2008 mid-year market report.  What has happened so far this year in the area real estate market and what does our "crystal ball" indicate the rest of the year will bring?

Condo and attached home projects have increased in popularity in the Charlottesville, Virginia area in the last couple of years.  As the prices for detached homes skyrocketed in 200-2005 more people began looking at condos as an affordable alternative.  Also the University of Virginia, and the hospital bringing in students, and residents added another segment of the population who needed housing.
For the purpose of this real estate market report I have grouped attached homes and condos together.
In June there were 44 contingent contracts ranging in price from $85,000-864,000.
36 homes have pending contracts and are priced from $149,900-579,900.

The following is a summary of the June real estate activity on Fluvanna County, Virginia.
There were 21 pending contracts.  The homes were priced between $169,900 and $550,000.
29 homes had contingent contracts and were priced between $144,900-$674,500.
37 homes were sold at an average price of $254,593 with an average days on market of 124 days.
There were 361 active listings on the market in Fluvanna County.  At the May sales rate this translates to approximately 9.75 months of inventory.

Foreclosures have just been starting to hit the Charlottesville, Virginia area real estate market.  Subprime loans, no/low documentation loans, interest only loans, and subprime ARMS have played a major role in today's mortgage crisis.  The hardest hit were states that saw a rapid rise in home prices and a large volume of sales thus leading to a housing boom and an accompaning high number of subprime loans.  Luckily Virginia is was not one of the top participants in this real estate feeding frenzy.

As the median home price in Charlottesville, Virginia rose dramatically in the first part of this decade, it became increasingly apparent that the workforce that was necessary to serve the community could no longer afford a home in that same community.  In 2004 the Charlottesville Area Association of Realtors' Workforce Housing Fund was started to offer down-payment assistance for ppurchasing a home to home buyers from the following professions: teachers, nurses, firemen, and police.  CAAR has managed so far to raise $400,000 and is well on the way to building the fund to $500,000 this year.  The Piedmont Housing Alliance is the administrator … (2 comments)

This morning on the Today Show their real estate guru suggested that sellers should price their homes 10% to 15% below market value.  Her theory is that buyers are knowledgeable and will realize that the home is underpriced.  It will definately be the best home in its price range so buyers will come to see it, and they will immediately make an offer.  This will result in immediate multiple offers which will end up with the property selling over listing price and back up at market value.

Ecconomic realities have forced Habitat For Humanity in the Charlottesville, Virginia area to rethink its model for affordable housing.  Habitat For Humanity is a nonprofit organization dedicated to helping low-income families achieve home ownership.

The Charlottesville Albemarle Association of Realtors, the Blue Ridge Builders Association, and The Piedmont Housing Alliance have teamed up to offer the Affordable Again program designed to educate first time home buyers and their Realtors about available programs and opportunities to help them own a home.  A first time home buyer is defined as anyone who has not owned a home in the past three years.

Housing constitutes a major cost included in a college education.  Previously the choices were to either live in a dorm or rent.  Now we are seeing an increasing number of parents who have decided that it makes sense to buy a condo for their college age children and rent out bedrooms to their child's friends to help pay the mortgage.  Then when the student finishes school the parents either sell the unit or keep it as a rental.
