My first market report of the year is this one and Jacksonville seems to be starting the year off pretty good. Median sales price up 9.8% and the months inventory level is showing us in a slight seller's market. The original list price to sales price gap is closing, which means homes are selling a little closer to what they are listed for.

Looks like the mad rush to get homes closed by the end of the year happened in December. The inventory level was up over last year, but so was the homes sold in Jacksonville, which brought the months inventory at 4.69 months. Under 5 is moving us in a seller's market. If you are credit challenged and you want to buy a car or a house, you may wonder if those companies are for real.  They are real and they want to take your hard earned money.
