connor macivor: Integrity Check - Speeding - Radar - and a Man in a hurry! - 10/01/07 11:30 PM
A story comes to mind having to do with honesty, integrity, and code.  Words that folks these days throw out without thought and without any particular attention to their meanings.
It was as it is now in Southern California, weather wise...  About 1 year ago I remember shooting laser on Mulholland drive almost to the Ventura County Line just inside of Los Angeles County in West Valley.
I would like to preface it by letting you know that I was a very "friendly" policeman.  One that you would appreciate getting a citation from (ok, maybe not appreciate...  But by pitch was very heartfelt … (6 comments)

connor macivor: I don't mind sloppy seconds... - 09/06/07 12:59 AM
Being the first Realtor to have a crack at a listing is definitely an honor and should not ever be undervalued.
However, being the second or possibly third in line, where others have failed in the past, is even more meaningful to Paris and I.  Especially when your securing of the listing came as a result of no direct marketing of the "expired", "withdrawn" or "cancelled" listings.
No, I am talking of the phone call from someone that you might have known from your past, or someone that was "reminded" of you being in the business but was not in your general … (6 comments)

connor macivor: Prospecting - A daily routine... - 09/02/07 02:58 AM
Yes it is Sunday.  But I had to get my prospecting done via mail.  The follow up calls can wait until Tuesday.   But this is very necessary for my feelings of well-being, not to mention to keep Paris911 fresh in the consumers mind.
It is very interesting, if I go a day without working out - meditation - prospecting, I feel like super-crap.  Not just crap but Super-crap.  The time to make our futures is now.  I found that in the past when I waited for business, it came once in a while.  But now that I hunt the business, it flows … (9 comments)

connor macivor: Pushing forward no matter what the news??? - 08/30/07 05:43 PM
I read the most interesting article today that made me consider retiring from Real Estate.  Apparently we have not been in a slump at all, but an eternal upswing of market trends, buyers, sellers, fantastic interest rates, terms and the sort.
We have been duped by what we have read about the market being in a place that will cause horrific waves of damage.  We have had the wool pulled over our eyes by the various media outlets that are telling buyers and sellers, not to mention us, that things are dismal and will not recover for a long time.
The rut has … (5 comments)

connor macivor: To run or not to run... - 08/28/07 02:38 PM
I have to say it was hot.  My routine, changes from day to day.  Today I went to the office and pulled expired and cancelled listings, this is daily.  I got my mailings out and two days the follow up calls start.  About 9:30am I returned home for a run.  Today 4 miles seemed like 10.  My legs were heavy and lungs were burning.  My shoes even felt uncomfortable, but I stuck with it.  The musical selection you may ask.  A bit of AC/DC mixed with Mike Ferry excerpts.
The best of the best will tell you that you should live and … (3 comments)

connor macivor: A "motor-cop" solution to a much more complicated problem... - 08/27/07 04:58 PM
I trust that my active-rain friends will be gentle with me concerning my "naive" solution to the housing market...
What if the financial institutions were made to extend the homeowners current rate on the adjustable rate mortgages for another two years?  Kind of like a renewal while the market strengthens?
What are the negatives if and when the fed lowers the interest rate?  Lets say two points.  (I know that is very unrealistic, while that would be good for home buyers, where is the "bad" in that suggestion?)
What would your solution be if you were the "HMFIC" for a day????

connor macivor: What I miss... - 08/16/07 10:56 AM
I was just at the computer shop having my laptop fixed and wondering if all of the data, that I procrastinated in backing up, will still be there after they get it to work...
Well no matter, I am sure my phone as most of my calendar inside of it.  I hope.  But if that fails, I am sure the people that I had appointments with will call when I don't show up.  However, I can always rely on my notebook that has my penciled in stuff inside and notes about meetings etc...
I was just thinking, you know something, I … (6 comments)

connor macivor: How about 100's? - 08/09/07 11:21 PM
Ah yes, the workout.  There are a lot of advisers out there that express their opinions about the correct amounts of sets vs. reps vs. weight. vs. machines, dumb-bells, bars, body-weight, whew.  It can be overwhelming.
Grab a couple of soup cans and do curls.  Stand in your kitchen and curl the soup cans.  After 100 repetitions your biceps will be close to exploding and you will be invigorated.  Now, when tomorrow comes, you will probably remove me from your associate lists.  But for the moment you will love me.
Some of the best fighters in the world utilize unusually shaped objects to … (11 comments)

connor macivor: How do you P.T.? - 08/03/07 03:29 AM
I am not asking about pitching tents, polishing thrones or pushing tortoises.  I am curious about your physical training regimen.
I have a very close friend, as I am sure many of you do(have close friends that is), getting deployed to the War in the middle east.  He is currently at Pendleton being briefed and training.  Upon returning he will join us and our quest in Real Estate with Paris911.  During our chit chat he was telling me about a typical day, the first thing he spoke about was P.T.  That brought back memories of the Police Academy and the morning air … (3 comments)

connor macivor: What are you traveling experiences? - 07/17/07 04:05 AM
I have successfully booked a reservation for the four members of our family to N.M. to visit my family, we are excited.  It has been a long time since we have been there, as I recall the last time I was there was when my Dad passed.
So seeing everything will probably be as it has been in the past, with the appearance of all things growing smaller.  It will be nice to see the family and observe how they have changed, not only in appearance but attitude.  It is the small quirks that make it really fun, especially when our children have … (1 comments)

connor macivor: Feeble Minds with no code... - 07/15/07 08:43 AM
It still astounds me to find people that are only looking for what is best, in a selfish manner, when it comes to anything others need help with.
If someone were to ask for help I would be there.  I would not look at what I can get back from that person or what is in it for me.  When you teach, one of the things that the Master Instructor, will tell you is to offer a "W.I.I.F.M", whats in it for me, to your audience before you start the meat of the presentation and layout the course guidelines.  However, I have … (0 comments)

connor macivor: Being married to my best friend. - 07/11/07 03:53 AM
March 1991, two weeks after graduating the LAPD Police Academy I went with my training officer into a Bakers Square Restaurant.  For that matter, I had no choice.  It was speak only if spoken to and the first and last words out of my filthy sewer will be "sir"..  (for some of you this will bring back memories).
Our server, Paris, was so wonderful that three months later we were married.  Everyone told us that it would not last and that we were making a huge mistake.  You see for the "advisers" in our world, both sides being in perfect alignment, it … (3 comments)

connor macivor: What do you drive? - 07/06/07 01:42 AM
Paris and I are about 3 months away from a lease expiring and we are starting to look at cars.  This vehicle will serve two masters.  The first and foremost will be our family, Paris, I, and our two boys, one 13 and one 5.  The second will be our business and showing our clients properties.
I have to say that about 50% of the time when showing properties our clients take their own car due to having children and the child seat being installed in the car properly.  And by "properly" I mean:
The child seat should not move at all … (7 comments)

connor macivor: Who is covering your back??? - 07/01/07 05:50 AM
Lets talk safety in Real Estate.  Not the aspect of production and establishing a "net" for your financial future.  No, I want to speak about your safety.  I am not speaking about lawsuits or the sort, most of those can be averted by the simple rule of thumb, "Disclose, Disclose, Disclose".
How many times have you had someone call as a buyer wanting to see one of your listings in the next 10 minutes?  I say "pose" because that might be what is really happening.  This phone call could be conducted by a predator.  We do have our pictures all over God's green … (6 comments)

connor macivor: Getting a fix... Is it okay to be addicted? - 06/28/07 03:06 AM
They told me balance the last time I went to group(The Active Rain Group).  But I explained to them that I was absolutely addicted to something that I could not explain in only one session.  I understood going in, that others had troubles that needed to be discussed but I could not hold onto the secret any longer and I needed to let it out.
Most of the time in session we discussed the past.  But I wanted more, I wanted to take charge of the future and show all of those that were seated around me, that we could all grow … (4 comments)

connor macivor: Part V - Sight Picture - 05/01/07 03:29 AM
Mechanically, the shooter must be made aware of how the pointing of the sights on the weapon function.  You will be cutting in half the center of mass of whatever you are shooting.  If you are unsure of your target or other related dangers that come about as a result of discharging, then we are to be held to a higher standard, and should refrain from engagement.
I know that I have a picture in my mind of my perfect business model.  The way I present listing information to a prospective seller.  Not to mention the way that I speak with first time buyers.  I … (0 comments)
