I pulled a two year history for all residences in the Santa Clarita Valley. I also did not limit the number crunching to any specific price range, bedrooms, bathrooms, or housing type.
Any Real Estate Search is only as good as the data that is entered by the "expert".
Bad in equals Bad out...
When we put together any market dynamic search for market data - we have to make sure we are getting the right reports that don't give false representation that might convey to the viewer a position of selfishness.

As you can see - if you compare the last entry - we are on the rise with inventory - but I would throw caution to the wind and if you are a buyer looking at Short Sales - make sure your agent that is representing you and the agent representing the seller is certified as a Short Sale expert and is also a Certified Distressed Property Expert.

I suppose it is like a good deodorant - We are Keeping it fresh at the Paris911 Team with REMAX of Santa Clarita.
This is how the System works for Foreclosures -
If a property gets assigned - the agent has about 48 hours in which to check if the property is occupied or vacant.
Step 2, if the property is vacant - we are about 45 days from the listing.
Step 3 - if occupied - finding out whether a tenant or Owner.
If tenant - we are 45+90 days from an eviction.

Befriending us on Facebook - is this really necessary?
From a marketing perspective it sure is. IN fact if you are not emblazoning some type of emblem that is click-able that reroutes your viewer to your Twitter and Facebook Pages, you are doing yourself and your business a HUGE disservice.
So here is the Plan - go to all of your pages, sites, blogs, etc and start with the adding of the Icon's that have folks rerouting to your Facebook and Twitter Pages.

From the most recent foreclosure inventory, I am judging that we are in store for more Foreclosures to be released in the Southern California Real Estate Market.
This is a two fold test, who are the agents and what are their foreclosure listings track records? Title searches reveal what banks are doing the releasing.
There is a third step that involves either elevator rides, speaking with the agents due to a personal bond, and even the coffee machine.

Even as a Police Officer in Los Angeles, I was still a Hugger. I hugged almost everyone - some "harder" than others. But the love was there just the same. A number of years ago, I compared law enforcement with Real Estate. I'll never forget because Lynn voiced her opinion and did not think they had anything in common. I was a bit taken back. The only problem I have encountered when mobile posting from my iPhone to the ActiveRain group is that I have to change to HTML. I am not sure is thap poses a problem at this time and the only reason for that has to do with the keyboard not coming up on the iPhone when I attempt to activate the data entry field in regular text entry.
