It seemed to take hours - building seperate Foreclosure and Bank Owned listing pages for the Santa Clarita Valley - but Now I am working on completing Valencia CA. Valencia is one of the cities in the Santa Clarita Valley and has it's fair share of foreclosure properites. Some are Bank Owned and some are flips - both have "foreclosure" in common.

Listen! Where are the Foreclosures and where can you find them. Are there any secret lists out in the world that Agents are charging for?
Maybe - but those lists are bogus - all of the banks that have the foreclosure assets and bank owned properties mandate that they get placed into the Local Board of Realtors Database, so that they can get thousands of Hungry Agents writing on them. At the end of February 2009, I was checking the REO and Foreclosure Inventory with the Local Board of Realtors, which feeds from Carets. Carets is a conglomeration of several different boards of Realtors. If a property happened to be in another board in the past, then we would not see it. As you might wonder, if it is being listed in Santa Clarita, wouldn't the agent want it in a local board?

Santa Clarita Valley Foreclosures - We were at 117 Total Foreclosure Listings amongst Valencia, Stevenson Ranch, Saugus, Canyon Country, Newhall, Acton, Agua Dulce, and Castaic. That was in the end of February of this year 2009. Where are we now???
Due to the Fannie Mae and Freddie Mac hold on the release of foreclosures and the other banks following suit - we have reached an impasse. There have been a ton of the sub prime fallout that have come and gone for those buyers that have been waiting until now to pull the trigger.

Located in the Montevista Tract of Valencia CA - we have just secured a Bank Owned property that will be on the market in less than 30 days, depending on the back log at one of the Banks that utilize us to sell their assets.

I like nothing more than to stop and smell coffee brewing. I love walking into a coffee house and enjoy a nice hot cup of black joe. It matters not what the temperature or time of day it is. It is all good. It is also amazing how few of us Black coffee drinkers are left.
It seems that everyone in line at a coffee house before me and after me always orders some fancy specialty drink. Something with a 1/2 twist of something or a shot of something else. Black Eyes, Red Eyes, Frappuccino's, cappuccino's, and the list continues.
