real estate: 3 Tips for Closing 90 Percent of Listing Appointments
- 09/17/19 06:57 AM
Despite what some “real estate experts” claim, no listing presentation is guaranteed to work 100 percent of the time. Still, there’s no doubt that some strategies are more effective than others. Recent Real Estate Rockstars guest Brian Moses has a presentation strategy that he claims works with over 90 percent of sellers. I believe it, and here’s why: Moses was one of Coldwell Banker’s top agents in the world. More specifically, he was their No. 2 agent, short of tying for the spot of top agent by just four deals. Additionally, what he shared during our discussion made a lot of sense to me – a (5 comments)
real estate: Could the PLS Help You Sell More Homes?
- 09/14/19 09:18 AM
Recently, my associate Ian Lobas had the honor of interviewing Bravo star James Harris. Not only was Harris extremely open and candid when asked about his business and Million Dollar Listing Los Angeles, he was willing to offer some incredible advice for up-and-coming agents. Plus, he had plenty to say about The Pocket Listing Service (PLS) – the first private platform for agents across the country to consolidate, share, and search exclusive pocket listings in their area. In addition to making it possible to test price points without accumulating days on market, the PLS allows users to market to agents outside of their regular sphere. To find out how the (1 comments)

- 09/10/19 04:47 AM
Who says it takes years of constant grinding to build a booming real estate business? Recent podcast guest Marcus Rush just finished his first year as a full-time agent and made over $170,000 in net profit. As if that isn’t impressive enough, Rush is already getting repeat business and referrals. How? A lot of it comes down to the great relationships he built with new clients, which you can hear all about in my podcast interview with Rush below. But Rush also worked hard to grow his new real estate business. For details on the part-time schedule he followed to lay the foundation for his new (1 comments)
real estate: How NOT to Act as a Real Estate Agent
- 08/06/19 08:43 AM
In today’s digitally driven world, it’s important to carry yourself with class, especially when acting in a professional capacity. With information on the Internet heavily influencing modern consumers’ decisions, something as seemingly insignificant as a single negative review can do major damage to your reputation. Instead of trying to outline how real estate professionals should act, I figured it’d be more effective (and entertaining) to provide an example of how NOT to act as an agent. During a recent interview with Tracy Tutor of Million Dollar Listing Los Angeles, I asked Tracy one of the questions I ask all agents who appear on the show: “What’s your (3 comments)

real estate: How to Win Big by Going All in with Zillow Leads
- 07/23/19 11:36 AM
Quick question: What’s your lead-conversion rate? Not sure? Here’s a simple equation you can use to find out: (Number of Conversions) ÷ (Number of Leads) = (Conversion Rate) So, say you purchased 500 leads last month and managed to convert five of them into clients. By plugging in the numbers, you’d find that you converted at a rate of one percent (5 ÷ 500 = 0.01). After running your numbers, you might find that you’re not happy with your conversion rate – most agents aren’t. If that’s the case, I recommend listening to episode 790 of Real Estate Rockstars with Winston Murray. Winston converts an average of (0 comments)

real estate: 3 Tips on Body Language from a Top Door-to-Door Salesman
- 07/16/19 06:46 AM
A lot of agents hate door knocking, and I can’t say I blame them. Getting hit with constant rejection isn’t easy, especially when it happens face to face. But for those willing to power through potential discomfort, door knocking can really pay off. Take recent podcast guest Chandler David Smith, for instance. His first summer as a door-to-door salesman, Chandler made $96,000. The next summer, he took home over $140,000. When I interviewed Chandler, I asked how he managed to convert so many cold prospects with hardly any sales experience. To get his answer, along with additional advice on door knocking, listen to the podcast below. (0 comments)
