Recently a slow moving property needed an extra push to find the right buyer. The seller took much of my advice to heart; we cleaned, decluttered, put things in storage and made pre-listing repairs to the home. We had professional photos, a social media campaign, and a fair amount of interest during the first two weeks of showings. Then interest fizzled. We attributed the lack of showings to Labor Day, the back-to-school rush, etc.

On one of my recent sales, closing was going to be delayed one day due to TRID regulations. I didn't want to call the seller with this news, but of course it was my responsibility. Before delivering the news, I had a mini-rant. I fumed a little, steamed a little. Blamed the "guilty" party. Then I adjusted my attitude, picked up the phone and called my client.

My phone rang and a savvy buyer began asking detailed questions about one of my new listings. I could tell she was very interested by the type questions she asked. She found the listing online and had already looked at Google Street Maps, Zillow, and I'm not sure what other research she had done, but with every question, I had the answer.
We talked around 30 minutes. After a while, she asked how long I had been in real estate.
I laughed and said, "How old am I?", then I gave her the answer. I've been licensed since 1988.
