The good news is that single family home sales in Post Falls in the last 12 months are up 10% over the previous 12 months. The average sales price is up 6% over the previous time frame. Coeur d’Alene and Hayden are about the same. Our rural areas in the county have yet to show this positive result. The interesting fact in the data is that Foreclosures “REO’S” have dropped overall in our area 13% in the last 12 months. Now that is being offset by the increase in short sales. … (0 comments)

Recently I wrote a contract on a Short Sale. Questions were asked why an owner would do a Short sale. Well this is the answers that I gave to them. People often find in today’s economy that they cannot keep up with mortgage payments for a variety of reasons. Their home in today’s market may be worth a lower amount then their mortgage amount so they still need to get out from under their home mortgage.
