Potomac Shores in Dumfries Virginia is really becoming a community. Today I was checking on one of my buyers homes that is under construction at Potomac Shores in the The Shores section of the community. The street was busy with contractors framing homes and pouring foundations. On this street alone there are three new foundations poured and four homes under construction at one phase or another. My present buyer's home is a beautiful main level living Chamberlain without the loft and since we could only view it on paper it is a treat to see how it looks now that it is near completion. In Woodbridge Virginia we have had a very robust market this year most price points have seen home sales outpace the last several years. Inventory has been very low which causes prices to increase. If you have been a buyer sitting on the side lines you have seen your buying power deminish. Our appreciation year over year has been a robust 7% . That is great news if you are a seller but not so much if you were a buyer.

I had a well qualified buyer almost loose his New Home in Woodbridge, Virginia due to a large purchase after he had received loan approval. He did not think it mattered since he was so well qualified and buying well under his max loan amount!
WRONG.........
After all he was approved and his finances had been looked over in detail. But by purchasing a car because his broke down it almost cost him their dream home and tens of thousands of dollars contract deposit! What (6 comments)
Every once in awhile I come across a home that just stops me in my tracks.
I get to forget I am the REALTOR and just take in the amazing space and dream of what it would be like to live there myself. I see so many homes as an agent they start to look the same. If you visit a builder's model without a REALTOR please do not sign anything on your visit! I am sure you are asking yourself why? Most New Home visitors have no idea that if they sign the visitor card or give the Sales Representative personal information then you have just waived your right to representation.Typically this will llast 90 days but I have seen a few for 180 days! Typically that statedment would be a good thing. When a builder sells out, that is always good for homeonwers, they no longer compete with builder closeout prices. But there seems to be some disconnect in the market place right now. Here is the confusing part... I am sure you have driven around the area and you can see homes popping up everywhere. Sales are brisk in Woodbridge, Virginia due to it being a sellers market. Resales are selling in days if priced right and new home sales are going quick also. Wessynton Real Estate Update Homes are Selling Fast and for Good Reason!
Wessynton is located just two miles north of the back gate to Fort Belvoir military base her in Alexandira Virginia and two blocks from the historic Mount Vernon Estate. It offers easy commuting access to down town Washington DC via George Washington Parkway, Metro Bus to the Metro from the community! This year we have seen six homes come on the market in Wessynton which is a strong sales year! If you are a savvy Investor or just starting to think about Investing a Builder Model Home Lease backs can have wonderful advantage over typical rental property. We have all walked through model homes and admired the wonderful decorating and custom paint, not to mention all the beautiful customized upgrades. What's not to love! home buying: Disappointment is some times Necessary When Buying a Home!

Disappointment, Soul Searching, Compromise and finally pure Joy! The past several weeks I have been working with a couple in Woodbridge Virginia who were selling their condo and looking to move up to the home of their dreams. They had outgrown the condo in Lake Ridge Virginia and wanted more space to raise their two beautiful little girls. We had house hunted and found a wonderful home they loved on day three of house hunting. Our market is quick so the good homes go fast. They found one in their target neighborhood and it was walking distance to the elementary school. They (5 comments)
Full disclosure I am not a Loan Officer, I am a Realtor who is passionate about helping our Veterans maximize the most important benefit they have from their military service. The VA Loan is a substantial benefit if and when the Veteran is buying any home! If you relocating from the Carolina's or the Mid West you are in for price shock. There is no way to sugar coat it!
