I'm noticing a trend in Realtors who farm an area heavily, and I'm wondering if anyone else has had this experience.I've encountered it for the third time this past year, and I don't know whether to laugh or get mad. In the last year, 3 of the short sales I have listed (in completely different areas) were in neighborhoods that 3 different Realtors farm. With each of these listings, the Realtor has either cornered my Sellers while they were showing the house, or even contacted me directly, demanding to know why the Seller listed with me instead of them. I work primarily with Sellers, so I don't get the frustrations of a Buyer's Agent too often, but my Agents sure do, and I get so frustrated for them and disappointed in other Listing Agents. Anyone who follows my blog knows that we take the best, and most current, pictures of our properties to post on the MLS. We sre also the first to let Agents calling on our properties know about any possible issues that have been disclosed through the Seller's Real Property Disclosure Statement (which is attached on all my listings) and somewhere in the remarks if it's something … (37 comments)

Here’s a lesson that some Buyer’s Agents forget while living in the Information Age: you cannot lie to your Buyers because you will get caught. When I list a home on the MLS, there is not one field left blank. All the information that a Buyer’s Agent would need to know is given, plus attachments that give further disclosures and guidelines. I understand that there’s an occasional question or two that may not be addressed; I also understand that sometimes an Agent may miss some of the information provided on the listing.

We all know that we should make sure that a Buyer is truly pre-approved before our Seller goes under contract with them, but how many of us pre-approve the Buyer’s Agent? Where did all the ActiveKEYs go? They must have married all the Supra Lock boxes and relocated somewhere North of South Florida! That is the only reasonable explanation for their disappearance since the alternative is too scary for me to think about! More and more combination lock boxes are showing up on homes for sale and I cannot help but wonder if that is because Realtors are not paying the annual fee required to maintain the electronic ActiveKEY.
