Down here in South Florida, the demand for rentals has shot up drastically, and so have the rental prices. Part of the reason why rentals have become so popular is because many former homeowners now have a short sale or a foreclosure on their record, and so they must wait a minimum of 4 years (in most cases) before qualifying for loan to purchase a new home. Many landlords are also homeowners who are in foreclosure, and that brings up the question of: what happens if you're renting a property that goes into foreclosure? July is behind us and we are way into the second half of 2010. I wanted to share the newest information about the Single Family Home market for Zip Code 33325. Zip Code 33325 includes a portion of the City of Davie and a portion of the City of Plantation.

I am a workaholic, a Realtoholic to be exact... If I am awake, I am working, it is just that simple, but is it? Between managing Green Realty, recruiting and training agents, growing my personal business as a listing Broker, I have more work than I can ever do... so I hired a fantastic assistant but I still have the same amount of (just different) work. I have worked 7 days a week for the past 10 months and I cannot wait to be on VACATION! I don't think I have ever needed a vacation as much as I do now. Working short sales have been one of the most gratifying jobs I have had in the real estate field but it has left me exhausted.
Dealing with the banks/lender/investors can make anyone lose their minds. Hold times of more than one hour (GMAC!!!!) and loss mitigators who have not checked voice mail messages or email boxed for weeks will not be on my mind … (6 comments)

real estate expert: Virtual Real Estate Assistants...Opition Worth Exploring?

I could use some help... actually I need some help.. and fast. I do not want to lose the quality of work I do and I am afraid of falling behind . With no time (or the desire) to train another assistant , a Virtual Assistant sounds like a good solution. I do not have any experience with virtual assistants nor does any Realtor I personally know so I thought.. "What better place to receive good quality feedback than activerain?"

My three showings today, in Pembroke Pines and Miramar - Florida, were specially strange.... one home had an enormous whole in the roof, one home with severe electrical damage (electrical wires were visible in many places and an electrical box was busted open and damaged) and the last home did not have central A/C (VERY VERY VERY important fact to know in South Florida). It is definitely a challenge to work in a market where the REO (bank owned properties) agents don't much care about their listings.
