It does not indicate that listed homes are selling for a dramatic discount. The average list to sell percentage is 98%, as good as it was during our best years. To date, most of the homes that are selling are below $200,000.

Cotopaxi Colorado versus Salida Colorado Market Reports Cotopaxi Colorado, a small community about 24 miles southeast of Salida and 1000 feet lower, is our best kept secret. Prices are lower, the surroundings are more high desert than alpine and both Salida and Cotopaxi are beautiful. Salida Colorado 3rd Quarter Market Report Series: San Luis Valley Our sister valley to the southwest, San Luis Valley is a completely different market area. It is not in the Arkansas river valley so does not have "resort-priced" homes. It's largest town is Saguache, a lovely small town with 494 inhabitants. The rest is rural with ranches and some mountain cabins. The market is still on it's way down in the San Luis Valley. Prices are about 40% down this year compared to last. Their median sales price is $75,500 and the average is $103,571 compared to Salida Colorado with $225,000 (3 comments)

Salida Colorado Real Estate: Market Report for March 2012 (inlcudes Buena Vista and Howard) It gives me pleasure doing this month's market report. Good news is always easier to share even though it is my job to provide the big picture, whatever it is. First, let's just look at Salida Colorado Real Estate. Over the past year, listing prices have gone down significantly (in blue). When they got down to about $325,000, the sale prices started to increase significantly. This graph provides evidence that we are at or near the bottom of our market "crash" and mayve even on the way (2 comments)
Of the 380 properties that sold last year, I was interested in how folks are purchasing homes. Cash and new loans dominate with some interesting numbers around seller financing and USDA loans. And the majority of homes took between 181 -720 days to sell.
