Salida Colorado Real Estate Market: When Straggling is good! From leading real estate experts to whispers among realtors at conferences, the news is similar... we are either entering or coming up to a market shift. Inventory is creeping back up, prices are flattening a bit, market time is longer. In the past, the Salida Market followed the Denver market by about 18 months. This time, it took 3 years. We really just started recovering at a decent clip last year....up 11% in sold prices. Because we were stragglers, not following the nation's boom, we may have been granted a reprieve on the (0 comments)
We recently attended the Keller Williams Mega Camp where Gary Keller talked about the beginnings of a another market shift. The average growth in real estate is about 4% and year and we naturally move in that general direction. Many of the faster growing markets like Denver are already experience a bit of a market softening. Are we?
Near Salida Colorado, Inventory is going up, construction is still going up, sales are decreasing but prices are still increasing... We are not yet at the moment when the market shifts but it is coming.
Across the nation, from 2011 until 2013, the average home prices increased 15%. In our area, home prices went up 7.8%%. That number, similar to the rest of the nation varies greatly as you look at the various communities. If you look at the local graph below, since 2011 we have increased 27%. In the last 6 months, our home prices have increased 7.8%. Our growth has mostly been in 2014 and 2015. Our market is healthy and not out of control, but prices are going up. Salida Colorado, one of the 10 most undiscovered resort towns, according to Outdoor Magazine, is slow to recover, compared to the rest of the nation. However, we ARE recovering... slow but steady as you will see in the following report. Most folks who move to the Salida area make their decision based on quality of life. In our little Mountain River Town of Salida, the center of the MLS geographic area, I ponder the end of the month numbers.... which I have provided for you. This is an area in south Central colorado with many 2nd homes and vacation rentals. We are known for being a mecca for athletes, folks who adore the mountains and rivers and the charm of a small but cosmopolitan town. It seems to me that the homes that sell are the smaller homes without acreage and the bigger homes with some acreage are taking longer... All 14 of the new listings are (0 comments)
