DOWNSIZING AMERICA: Proximity is key; Mini-estates are being created, right here in Southampton!!! Builders are building them and buyers are buying them---where is it heading? I think we may have a trend here! No more 10,000 Square foot houses--no more multiple acres of land to manage and no more cookie cutter designs for this "New Home" buyer! No! They want the new and special, custom-home on a 1/3 to 1/2 acre, near everything including the ocean and the center of town---at least here they do!!! THE NEW, "NEW HOME" BUYER What is it that buyers like about a brand new house??? … (41 comments)

In recent months, housing starts have begun to grow again in general and especially in the second home market. Spec builders in the Hamptons were a dime a dozen just 2 years ago....that all changed after September 2008. Not that they have disappeared totally---No; they have just changed their approach. Now it is crucial to present the home buyer with a perfectly appointed home, nothing held back in terms of design and finish-work--the new-build needs to express the same details and workmanship that the builder or developer himself would want to live in.
No more second grade wood or windows--Tru-divided lite windows … (8 comments)

Thats what came out in our meeting at Prudential Douglas Elliman last Tuesday, we were told of at least 7 deals that are happening right now. One house is a lovely 1930's 4 BR on .36 of an acre that will close at the end of the month. The asking price was $4.2 Mil and the deal is being done at just under that. On my street here in Southampton Village, there are two new houses being built right now, and around the corner from me there are 2 renovations and 2 new builds underway.
