Overpricing: A Dilemma For Both Agent And Seller? (This inspired by Jamey Prizzi: Is Testing The Market With a Higher Price A Good Strategy? ) Overpricing is the number one deal killer in the Hamptons---We are a second home marketplace that is driven many times by impulse and thus the idea that the homeowner can make a killing is common!...at least some sellers think so. The problem is when someone buys on impulse you have fewer buyers that look at your home--- the thought that a handful of people will see your house and one will buy it in spite of it being over priced is a day dream! NOTE: This is a re-write of a post from several weeks back--the timing was wrong so I wanted to run it past all of you again so that if any new ideas have come to the surface of late, you could share them. RECOVERY? Will that ever happen? Or are we in for 10 more years of this??? Have you asked yourself this question? Look back on the days when caution was a word we did not use much less act upon when it was needed the most. second home market: FINE, SMALLER "NEW-BUILDS" ARE THE FUTURE "SPEC HOUSE" REPLACEMENT

In recent months, housing starts have begun to grow again in general and especially in the second home market. Spec builders in the Hamptons were a dime a dozen just 2 years ago....that all changed after September 2008. Not that they have disappeared totally---No; they have just changed their approach. Now it is crucial to present the home buyer with a perfectly appointed home, nothing held back in terms of design and finish-work--the new-build needs to express the same details and workmanship that the builder or developer himself would want to live in.
No more second grade wood or windows--Tru-divided lite windows (8 comments)
