southampton village: LUXURY HOMES ON SMALLER LOTS.... - 02/11/14 09:48 AM
LUXURY HOMES ON SMALLER LOTS....
In 2011, I sold two small capes on small lots (.33 acre lots) and a developer bought them both through me. With my guidance and his builder's and Architect's acumen we created a whole new market for this historical Village of Southampton. Both of the new houses were top of the line luxury homes on 1/3 acre lots, between the heart of the Village and the Atlantic Ocean beaches.
These two houses traded for one half as much as the original homes. This set a trend in place for buyers to buy any new construction in the same … (14 comments)

southampton village: DO YOU GIVE YOUR BUYERS A HOUSE WARMING GIFT?... - 09/02/13 09:48 AM
DO YOU GIVE YOUR BUYERS A HOUSE WARMING GIFT?...Sometimes it is just not a wise thing to do!
A PERFECT GIFT...

I am always stumped as to what to  buy for a buyer who bought a house through me.  Do I buy them something personal? Do I take them out to dinner? Is it incumbent upon me to buy them anything?
As I spend more and more time in this business I have found that there really is no protocol; it is totally up to what you think is right and in some cases it may be best to buy nothing...Just give them "Good Wishes" … (107 comments)

TIPS TO SELL YOUR SOUTHAMPTON VILLAGE HOME:
A BRIEF MARKET SUMMARY:
In this customarily active real estate market here in Southampton Village, New York, we have seen a market shift from inactive in late 2008 into 2010, to very active in June-2011 up until now.
Brand new construction sells at within 5%-10% of its asking price. Demand for new construction is up significantly from last year at this same time. In a review of the current Existing home inventory, we see a much different sort of activity. Houses that are not brand new sit for least 6 months and maybe even more if the house … (26 comments)

WHEN IS A LAW TOO MUCH LAW???....A look At A Village Gone Haywire With A New Zoning Law!
You all know me well enough to know that  I love the Village I live in, right? I love it more than any other place I have ever been and I am always on board with the way it is run (since the 18th Century, even!) especially when you see the consistency that has been built into the architecture and the grounds of each residence in this lovely Village.
The way Southampton Village flawlessly operates with the massive crowds that arrive every Memorial Day through Labor … (47 comments)

SILVER'S--BEST PLACE TO BRUNCH IN SOUTHAMPTON VILLAGE, NEW YORK!...
When the Wellins family bought Silver's, the soda shop, cigar, and news stand on Main Street in Southampton Village, New York in 1923 there was a real opportunity to take advantage of the void of good places to go for a great bowl of soup, a good magazine and a good cigar!
There were the days in the '70s when the magazine racks were full of newspapers, Life, Time, Newsweek, Vogue, Seventeen and many, many more not so well known magazines of the day. The proprietor, Mr. Wellins would stand guard over the news paper stand as he tapped his cane … (20 comments)

LIVING IN SOUTHAMPTON VILLAGE, NEW YORK...
Restaurants, movie theaters, playgrounds, drugstores, Grocery stores, are all within a 1/2 mile radius within the Village limits here and that has been the driving force for homeownership in Southampton since it was founded in 1894.
Small wonder then, that Southampton Village, New York is THE destination for home buyers! Buyers, looking to buy here in the Hamptons are looking for "proximity" more than anything else right now.

The fact is that Southampton Village and the other Hamlets that make up the "Hamptons" are all where they were since the very beginning for good … (21 comments)

HOW DO  YOU BUILD SUCCESSFUL BUSINESS RELATIONSHIPS?...
What does it take to make sure those business relationships are successful and how do you build or assemble them???....business relationships are not easy to put together!!! Well directed businesses are like great symphonies!

Think of a symphony; how the horns and the stringed instruments work in harmony. Think of how the piano defines the outline of the piece and how the timpani, the drums, the symbols and the wind instruments refine the work. They all work together, and they are all an essential part of a good outcome...
Yet they must be directed or they … (38 comments)

NEW CONSTRUCTION IN SOUTHAMPTON VILLAGE, FROM A PROVEN SOURCE....
In the past 2 years I have had the pleasure of working with and for a man who is a very careful developer. He does one house at a time; making certain he has it sold before he begins his next project. His goal is to leave a lasting mark in Southampton Village that will become a part of it's history.
There is teamwork that functions at the most important juncture during the process, from the search for a perfect lot to the finished product:
Locating the prime spot, near all … (4 comments)

A NEW BLOG SITE IS LIKE A NEW PAIR OF SHOES!...A Bit Painful To Start; But give it some time and it WILL pay off!
DO YOU REALLY WANT TO START A BLOG??? I wanted to write this post for those who think they want to start blogging but can't find the courage or the incentive to do so---those who just keep putting off begining it, putting it on the back burner as so many other agents get involved and seem to master the art of blogging quickly.
It is all a fantasy, this idea that you can begin blogging and … (42 comments)

southampton village: DO YOU WANT TO KNOW THE REAL POWER OF ACTIVERAIN??? - 01/08/13 09:27 PM
ACTIVERAIN is a real treasure to me and I have had enormous success writing hyper-local posts and getting read by the public....but this one blows my mind: I wrote the post below in November of 2011 and it was written mainly because there was so much false information out there about the source of the name and of just how the very short historical street got the name, Post Lane. I made sure to do the right amount of research and without being an Historian, I had to talk to many people and read everything I could get my hands on regarding the earliest … (35 comments)

southampton village: NEW HOME CONSTRUCTION, STILL THE "BULWARK" OF THE HAMPTONS MARKET - 12/12/12 11:24 PM
NEW HOME CONSTRUCTION, STILL THE "BULWARK" OF THE HAMPTONS MARKET.... If it were not for the new house construction that has been going on here in the Hamptons for over 2 years now, we would be in a real decline as far as real estate values go.
Because brand new houses sell for top dollar and since most young families with money are looking for "new" homes versus existing homes, certain owners have been protected from the wild up and down of the rest of the market.
New construction has become the protector of the market, or the "bulwark" that stands strong in spite of those tumultuous times that we … (47 comments)

MARKETING "THE WAVE"...How Do You Market An Exciting New Listing???
A few days ago, and after I got a feature on two posts written about "Pitching"  this particular property, I decided to document the whole journey from the "Pitch Package"  for the listing, to the strategy on how to market it and then the actual execution of the whole process until it sells.
I just finished making the Real Estate Show for the house on Flying Point Road--I have decided to name it "The Wave" because that is what motivated the design of the house. It was inspired by the sea and the influence is found … (6 comments)

FALL WEEKENDS IN SOUTHAMPTON, NEW YORK....PUMPKIN PICKING TIME!!!
It is September; the end of summer--all the crowds have left the Hamptons and things return to normal!
Well, that is what is supposed to happen; but for the past 18 years, things have changed and the crowds that stream into the Hamptons all summer now remain and even stay through the Holidays---Thanksgiving and Christmas are treasured here and the crowds remain for those special times too.
PUMPKIN PICKING TIME IN THE HAMPTONS!
Now, it is almost Pumpkin Picking Time and there is a place in Water Mill New York (just  1/2 mile East of Southampton Village)  where … (12 comments)

LOCAL "PROXIMITY ASSETS" DRIVE AN INCREASE IN SALES....A Look At The Facts About The NEED For Proximity in today's real estate market...
A few months back the Wall Street Journal ran an article about the latest real estate trend for purchases of homes within walking distance to shops, groceries, drugstores and other places: Wall Street Journal Article: Home Buyers Look For Homes Within Walking Distance To Everything!
In that article it was noted that the most promising areas for a housing recovery are those areas within close proximity to the needs of the homeowner. It states the following: "A walkable neighborhood doesn't necessarily have to … (41 comments)

SOUTHAMPTON, NEW YORK... WHY I  CHOOSE TO LIVE HERE:
It was 1978 and I had just moved to Manhattan from Michigan. I was very new to the Hamptons as a weekend get-away and was just beginning to try to spend every summer weekend here. Living in the cement "oven" of the Big Apple can be so oppressive!

About 2 hours away is the escape that everyone "in the know" now enjoys! Record crowds now fill The Hamptons every summer and Fall weekend.
What is it about Southampton, New York that made me choose to spend my summer weekends here? The very same … (15 comments)
