The Best Agents Aren't the Ones Who Know Everything

Those of us in the business of real estate are often thought of as the ones who have all of the answers. Our clients look to us for guidance. Our colleagues expect us to know the rules. And somewhere along the way, it can become easy to believe that asking a question makes us look inexperienced or inept.The longer I serve this business, the more I believe the opposite is true. What is true is that the best agents aren't the ones who know everything. They're the ones who know when to ask. Our industry changes all of the time. It is imperative to stay up but realistically, we aren't always going to have every, single answer.Real estate transactions are complicated. Contracts change. Situations arise that you may not have encountered before. A seemingly simple question can have legal, financial, or contractual consequences that reach far beyond the closing table. When we pretend to know the answer, it does not make you a better agent; it opens the door to much bigger, potential problems.Some of the smartest agents I know are the first to pick up the phone and call their broker, consult a trusted colleague, or seek out someone with more experience. They understand that protecting their clients is more important than protecting their ego. This is where integrity is needed.We all bring different strengths to the table. One agent may be exceptional at negotiations. Another may have years of experience with investment properties. Someone else may have navigated a complicated transaction that looks remarkably like the one you're facing today. Why reinvent the wheel when we can learn from others who have already traveled that road?This is a huge reason why I have participated here on the Active Rain platform for so long. This community has professionals who are experts in a variety of skills. They are willing to share their knowledge, mentor others, and care about one another in the Rain. This morning, as I walked the beach here in Galveston, Texas, I was keenly aware of the raging storm to our east, affecting the entire area from the coasts of Mississippi, Alabama, and Florida. Here, we are experiencing some of our coolest temperatures in months, with very little humidity, as this monster storm is literally sucking all the moisture into its vortex.My prayers are for the people who will be impacted by this storm, as it will bring deadly winds, storm surges, and electrical outages. I was just listening to Hurricane Hal, who is from Galveston and is in Destin right now. He is concerned that the timing of landfall is right at high tide. This is never a good situation.Tomorrow we will all wake up to whatever the storm has brought with it. I will be on edge all night. There is a lot of ongoing maintenance that must happen to keep the home fresh.One of our agents was faced with this tiny, 2nd-row beach home that, can we just say, needed a TON of work. From the rotting door frame to the leaking windows, this little home for many would look like a tear-down. But WHAT IF we looked at this property from a different angle?🏚️ POSITION: We all know location, location, location is important. Well, this little home is one row back from being beachfront and is on a HUGE lot.🏚️ PRICE: The value of this property is well beyond the little home that sits upon it. The lot itself is HUGE! And there are no restrictions on the lot for building another home. Hey AR Friends! It's been a minute, but living on an island is bringing in lots of visitors to our home, which we love. However, my time is stretched. I did want to share this wonderful experience I enjoyed this past Saturday. A few friends came in, and we participated in a floating sound bath.If you have never heard of one of these, nor participated in one, you are not alone. This whole sound bath phenomenon has recently become a more popular event as people discover the benefits of this experience. For me, I truly enjoyed the whole event.My biggest takeaways:🌸 I loved the big, fat floating beds. My feet were the only thing that got wet.🌸 We did this early in the morning, so the pool area was quiet.🌸 Once I allowed myself to just mentally drift, I was able to fully relax and experience the sounds that surrounded me throughout the journey.🌸 When the session had ended, my mind was fresh, relaxed, and I felt joyful and serene.The science behind a sound bath makes sense to me1. You become enveloped in a series of vibrational tones that move easily over the water.2. The tones and vibrations are varied to "massage" various areas of your body and mind.3. Also, these sounds are designed to allow your mind to go into a deep, restorative state of rest.If you get the opportunity to participate in a floating sound bath or really, any kind of sound bath, I would tell you to go for it. I've found a new hobby here at the beach. I've discovered the excitement of finding Sea Beans! There’s something wonderfully exciting about walking the beach with your eyes turned toward the sand, hoping to spot a little treasure washed in by the tide. Sea beans are one of those treasures.These little pods are carried across the ocean by currents and are eventually deposited along the beach. These sea beans can travel incredible distances before making their way into your path. Each one is unique—some smooth and polished, some oddly shaped, and others almost perfectly formed. You never quite know what you’ll find.Finding a sea bean feels a little like finding a secret. You might walk past dozens of shells and bits of driftwood before a small, dark shape catches your eye. You bend down, brush away the sand, and there it is. A sea bean! Suddenly, the beach walk becomes a treasure hunt.For many beachcombers, finding these little gems becomes wonderfully addictive. You start learning what to look for, where the tide leaves them, and which stretches of beach might hold the best discoveries. Every walk becomes an opportunity to find something that has traveled farther than you can imagine.Perhaps that's what makes sea beans so special. They're more than pretty little objects washed ashore. They're tiny reminders of the vastness of the ocean, the power of currents, and the incredible journeys happening just beyond the horizon.I've started my collection of these prized gifts from the sea. Last week I attended our State REALTORS® Conference. A fellow agent had this handy dandy device called Plaud. I watched him navigate this conference with ease as he placed his PLAUD devices in various sessions, so he was able to basically be in many places at once. I asked him about this device, and he said it has been a game-changer for him. This post is my feeble attempt to share what I can about this device.As we all know, the business of real estate is built around conversations—showings, listing appointments, inspections, negotiations, team meetings, and countless phone calls. The challenge is remembering everything said while still being fully present in the moment.PLAUD is a game-changer as it is an AI-powered voice recorder that can capture conversations and turn them into organized transcripts, summaries, and actionable notes. For real estate professionals, this means less time trying to remember what happened and more time actually doing business. This past week, I put out a post to provide an overview of this whole GLP phenomenon. It seemed to spring onto the scene, and before long, everyone was talking about it and jumping on the bandwagon to try these products. As with any new medication or treatment, it is wise to do a little homework before deciding if this is the right product for you.To be clear, I am one of the sceptics when it comes to allopathic modalities. Throughout my personal health journey, pharmaceuticals don't do well in my body. And because I believe it is important to seek answers to the root of a health issue, I have tended to seek out other ways to stay healthy without prescriptions.I will say right here that I honor and respect each person's own health journey. If you are from a different mindset, no worries. This post is not meant to shame anyone for their medical choices. And the word "choice" is intentional. We all have a choice when it comes to our health.When the world jumped onto the GLP bandwagon, I stood back and gathered information in order to understand what this product does and what the possible long-term use might be. Listed below are the most common side effects that are being reported from the use of these products: 1. Digestive Issues: GLP-1 medications slow how quickly the stomach empties, which helps people feel full longer but can also cause digestive discomfort. 2. Dehydration: This is due to the fact that because people are not hungry, so they tend to overlook keeping themselves properly hydrated. This, of course, can cause a myriad of issues for the body. 3. Hair Loss: Rapid weight loss—not necessarily the medication itself—can trigger temporary hair shedding. Think about it. Anything that causes the body to shed weight quickly is also causing loss of collagen, elasticity of the skin, and hair follicles on the skin are affected. 4. Gallbladder & Pancreatitis: These drugs act quickly in the body, which affects those organs that are digestion-related. This drug doesn't simply affect the stomach; it will affect every cell in your body, just as any other medication will. 5. Vision: People with diabetes who experience rapid improvements in blood sugar may notice temporary worsening of diabetic eye disease. Regular eye care is essential for monitoring. 6. Thyroid: Some GLP-1 medications carry a boxed warning because animal studies showed an increased risk of certain thyroid tumors. It is not known whether this occurs in humans. However, many users of these products have experienced lumps in the neck, voice hoarseness, and difficulty in swallowing. 7. Overall nutritional health: Because these drugs keep the appetite low, many people are so excited about the weight loss that they lose sight of the important nutritional requirements for their body. They are not consuming enough vitamin- and mineral-rich foods, and the end result is: yes, you are thinner, but at what cost to your overall health?Because these drugs have not been widely used until just recently, the long-term effects are still to be determined. My mind races to the whole Phen-Phen era. Remember all of the lawsuits and those who lost their lives? Please forgive the fact that this Saturday Soundess post is coming out on a Tuesday. Way too much going on this weekend. I do think this is a topic worth diving in to so I wanted to get it out there.Most of us have heard of GLP because the pharma ads are all over the TV, social media, etc. Many understand that these drugs help people lose weight and are the rage. But at what cost to our overall health? This post is going to dive into what a GLP is from the basics.GLP-1 stands for glucagon-like peptide-1. It's a hormone your body naturally makes, mostly after you eat. It's like your digestive system has a little messenger named GLP-1. When food arrives, GLP-1 starts sending messages around your body: “Hey, there's food in here. We better slow things down and use this food wisely.”Your brain gets a message that the body has fuel (food) and you can stop eating. Your stomach is doing its job to digest that food while the pancreas begins pumping sugar into the bloodstream. And your liver is busy removing toxins and any extras your body does not need.As you overindulge with food regularly, you've created stress for all of those organs. Over time, they have received such mixed messages that their messaging begins to fail. Now the trouble begins. The body becomes a storage tank for all of those calories that have not been used. Weight begins piling up, resulting in all sorts of health issues.So why are these GLP drugs bursting onto the scene? First of all, scientists didn't invent GLP-1 because your body already makes it. What science figured out was to take a synthetic GLP-1 to signal the body to feel "full" and to basically cut down on the desire to eat more.However, these medications do not simply turn on a magical fat-burning mechanism. Bottom line: they eat less because they feel less hungry. This, in turn, causes you to begin pulling energy from your fat reserves. It's basic math: take in more calories than you burn = weight gain. Burn more calories than you consume = weight loss.That's it in a nutshell. This will be a series to discuss and educate about this whole GLP-1 phenomenon. I will write about the the drugs that have been created to lose weight and control blood sugar. I'll share the good and the bad. ☎️ URGENT Uber Warning! ☎️

This is a TRUE story that just happened a few days ago. One of our agents shared this story about his sister, who was taking her son to college. She spent the weekend with her son at Ol Miss and then booked an Uber to go back to the airport. Here is the scenario of what occurred:A woman orders an Uber ride via her app.RED FLAG #1: As soon as she gets into the Uber, her driver asks her if she wouldn't mind canceling her trip so he could just accept cash as "he was in need of some cash". Her spidey senses kicked in and she said that she had no cash and just needed to get to her destination. (At this point, she wasn't too freaked out as she just thought it was odd)RED FLAG #2:A few miles down the road, she receives a text from Uber saying she was not heading the correct direction according to the destination she put into the app when originally ordering the ride.Now her spidey senses have escalted to a full-blown panic mode. She answers the Uber text saying she needed help. Her instinct was to get out of that car and soon! She told the driver she needed to stop and get something to drink as her medications made her thirsty.The driver pulled over saying it was a dangerous area and then proceeded to follow her into the store. She went to the cashier and quietly let them know she needed the police to be called. Thankfully, the police responded quickly and took the situation into their hands!The fellow agent who shared this story about his sister felt it was imperative to share this with us to help get the word out. I was just in a few Uber's last week. So scary! So, heads up everyone. If something feels off - go with your gut! Be safe out there.

☀️It's Official! I'm an Island Girl! ☀️

As I write this, I keep humming the Elton John song in my head. AI tells me that an Island Girl is: An "island girl" literally means a female who lives on, was born on, or has a deep cultural connection to an island. It often evokes a relaxed lifestyle tied to the ocean, beaches, and tropical cultures, but the phrase also refers to a famous pop song. I've always been drawn to the water, especially coastal water. The beach has been calling me for years. My husband and noticed that most of our vacations are all centered around beaches. So, when we had the opportunity to move to the beach, we made the decision to just do it.Many of you here in the Rain knew of the impending move, yet I had not shared the news officially. So, here it is! I am an Island Girl! And this also meant a big move for my real estate brokerage and business.I considered all business possibilities. Bring my own brokerage to the Island? Join another company? Retire - NO!Sand 'n Sea Properties has been on the island for 52 years. This company is deeply rooted in Galveston and is very well respected. We had this company managing our home down here until we decided to move into the house.When I was approached to consider becoming the broker, I did my research and made the decision to move forward with the offer. Last week I attended a Texas REALTORS® board meeting, and we heard from our legal team regarding the most common topics/complaints they receive on a regular basis. They said without hesitation that they hear more issues with Articles 1, 12, & 15. Let's take a look at what these articles represent:ARTICLE 1 - DUTIES TO CLIENTS & CUSTOMERSA REALTOR®'s primary duty is to protect and promote the best interests of their client, while still treating everyone involved in the transaction honestly and fairly. This means putting the client's interests first, maintaining confidentiality, providing competent service, and exercising loyalty throughout the transaction.Bottom Line: Client first. Honest with everyone. While this seems like it should be a non-issue and a level of professionalism that every REALTOR® follows, sadly it is not.ARTICLE 12 - TELL THE TRUTHREALTORS® must be honest and truthful in all advertising, marketing, and communications. All representations should present a true picture of the property, the services offered, and the REALTOR®'s identity as a real estate professional. Misleading advertising, deceptive social media posts, or false claims violate this Article.Bottom Line: Be truthful in everything you say and advertise. Again, this one should be a no-brainer. One of the moments that impacted me most this week didn't happen during a state association board meeting; it happened after a meal we all shared. Last night, I had dinner with my fellow Executive Board members before today's Texas REALTORS® board meeting. The conversation was wonderful, the food was excellent, and eventually dessert was served. Then something unexpected happened. After the dishes were cleared, no one got up to leave. No one reached for their phone. No one hurried to move on to the next thing on their calendar. What happened instead was that everyone stayed around their tables, engaging with one another. I mean, really engaging. The conversations continued—not because anyone had to, but because they genuinely wanted to. Stories were shared. Ideas were exchanged. Laughter filled the room. People listened as much as they spoke. There was no agenda left to accomplish, yet somehow that became the most meaningful part of the evening. In today's world, that's becoming increasingly rare. We've become conditioned to rush from one commitment to the next. We often measure productivity by how quickly we can move on. Even in restaurants, it's common to see a table full of people staring into their phones instead of into each other's eyes. But last night reminded me that some of the best leadership doesn't happen in the boardroom. It happens in unexpected and unplanned ways. And it happens when people feel comfortable enough to simply be together. That says something profound about the culture of Texas REALTORS®. It speaks to an organization built not only on professionalism and service, but on authentic relationships. People don't linger because they have nowhere else to be. They linger because they enjoy being together. And that's a culture worth protecting. All evening, I realized I wasn't reflecting on the business that had been discussed. I was thinking about the people around the table. Sometimes, the most important part of a meeting begins after the meal. Those unhurried conversations are where trust grows, friendships deepen, and organizations become more than just groups of people working toward a common goal. This is where authentic community is built. And in a world that's always rushing to the next thing, perhaps the greatest gift we can give one another is simply... a little more time at the table. Saturday Soundness ~ Telomeres

Have you ever heard of telomeres? Most people haven't, yet these tiny structures inside your cells may have a significant impact on how you age, how much energy you have, and how well your body repairs itself.Think of telomeres as the protective caps at the ends of your DNA—much like the plastic tips on shoelaces that keep them from unraveling. Every time your cells divide, those telomeres become a little shorter. Over time, if they become too short, the cell begins to weaken and doesn't function as efficiently.Healthy telomeres support the creation and function of mitochondria—often called the "powerhouses" of our cells. Mitochondria produce the energy every cell in your body needs to function properly. When your mitochondria are thriving, you generally have better energy production and healthier cellular function.As telomeres shorten with age and chronic stress, several things can happen: Cells become less resilient. Fatigue can become more common. The body's ability to clear toxins and manage inflammation may decline. Cellular repair becomes less efficient. Lessons from a Personal Move

I know many of my fellow Active Rain colleagues have experienced recent moves. I am currently involved in a personal home move as well as a move to a new city. Whew! Moving certainly reminds us of what our clients experience. It reminds us of what being on the other side is like.As I wrapped dishes in packing paper, searched for boxes that had mysteriously disappeared, and wondered why I ever kept so many "important" things, I was reminded of something I think every real estate professional should experience from time to time. Our clients aren't just moving houses. They're moving their lives.That old chair isn't just furniture. It's where a father read bedtime stories. The kitchen isn't just a room. It's where birthdays were celebrated, holiday meals were shared, and difficult conversations took place.The guest bedroom isn't simply extra square footage. It's where grandchildren stayed, parents recovered after surgery, or lifelong friends gathered. This move reminds me that every client deserves the same patience, empathy, and reassurance I'd hope someone would give to me. And behind every moving truck is a chapter ending and another one about to begin. Because of this, emotions are real. As real estate professionals, we have the privilege of walking alongside people during one of the most significant moments of their lives. May we never become so familiar with the process that we forget how monumental it feels to the people we're serving. After all, we don't just sell homes. We help people navigate change. And that's a responsibility worth carrying with care.

This morning I stepped outside just as the sun was coming up. As I stood on the warm grass, I looked up and saw the majesty of a rainbow. No matter how many years I have lived, the discovery of a rainbow still gives me the chills of wonder!Have you ever thought about why we see rainbows? A rainbow only appears because of reflection. Light enters countless tiny droplets of water, bends, reflects, and emerges transformed into a brilliant display of color. Without that moment of reflection, there would be no rainbow.Life isn't so different. We're often eager to keep moving—to solve the next problem, close the next deal, check off the next task. Yet some of our greatest growth doesn't happen in the doing. It happens in the reflection.Reflection allows us to see where we've been with greater clarity. It helps us recognize lessons we may have missed, celebrate victories we rushed past, and find gratitude even in difficult seasons. Reflection can help to keep us grounded.Sometimes the storms of life leave behind more than puddles. They leave behind wisdom. Using AI to Help Clients Visualize a Space

I have been playing around with AI a bit. As we are moving into a new home, I wanted to visualize some furniture changes. I was able to take a picture of the living room and then pull in pictures of the furnishings, etc. In a matter of minutes, the room was transformed before my eyes.It got me thinking how cool it would be to help our clients use these tools to help them visualize their own furnishings in a new space. What a powerful way to help clients who are having a difficult time imagining the home looking like their own, be able to really see how it could look firsthand!And, if AI is not something your clients like to use, what a fantastic service you could provide to them as they consider different properties. I am going to start using this in the future. I really believe it could help those clients who struggle with the whole visualizing a new space.I even did this with a new office space. Here are the before and after using AI with prompts to decorate. This took me a matter of minutes. I was able to fully see how I wanted this space to look. I cannot wait to use this for my next clients. I do see the value of doing this and adding another layer of value to our clients.

The Art of Grace

Have you ever wondered how a relationship can sometimes go south yet not fully understand why? Too often, when we are hurt by someone, the necessary conversation never happens. It may seem easier to simply stay quiet rather than seek out that person to "talk it out". The art of grace is not pretending we are never hurt. It is refusing to make assumptions about our evidence, resenting our voice, and using social media as our courtroom. It is having the courage to ask before accusing, to listen before judging, and to remember that we, too, have undoubtedly hurt people without ever realizing it. Perhaps one of the greatest gifts we can give one another is the grace we hope others will extend to us.We've all been hurt by words, actions, inactions, etc. Sometimes we are aware of how we have hurt someone else, and then there are the times when we truly do not know what happened. We perceive things within our own realm. Therefore, it isn't fair to assume another person understands how they have hurt you if you don't have an honest conversation.As my mantra has been to LIV2DAY, this means being able to let go of those people who choose to exit from your life. Even if you have no idea what has happened, show them the grace to allow them to leave. None of us can claim to be perfect. We all make mistakes. The art of grace means releasing people without holding a grudge.Continue to pray and care for those who leave. None of us knows the layers within others. People are complex, fragile, and sometimes beyond our capability to help. That is alright. Love them where they are and move on when it is time.Blessings to you this day as you practice the art of grace!

16 Years Ago Today......

When I woke up this morning, July 1st, I immediately gave thanks that 16 years later, I am still here. 16 years ago, I was being wheeled into the operating room for the massive lung tumor that was encompassing my left lung. As a health nut and runner for over 40 years, this was quite a surprise.However, despite the grim news from the surgeons who gave me very little chance of recovering, here I am today. In these past years since the surgery, I have looked at everything differently. Here are some of my main takeaways:🌸 Never give up. Even when I heard those words that "they" (the medical team) didn't think I would make it, I did not give up. I believe our attitude, the words we speak, and the thoughts we think, greatly affect every aspect of our lives. If you give up, it's over.🌸 LIV2DAY. This saying came about as I reflected on the fear that was relayed to me after losing a lung. A common cold could kill you. You'd better be extra careful. I knew I couldn't live in a bubble and made the decision to live each day to the best of my ability. I told myself I would not live in fear, and LIV2DAY was born because I could fit it on my license plate.🌸 Take nothing for granted. We've all experienced how quickly life can change. Because of this, don't waste your life wishing you had done this or that. GO DO IT! TAKE CHARGE! BE BOLD. TAKE THAT TRIP. 🌸 Learn to soak in the little things and to be thankful for the breath in your lungs. Go outside and really take in your surroundings. Listen to the birds. Smell those flowers. Smile. Be grateful. Show grace to others.🌸 Be kind to yourself. Let things go. Accept who you are and where you are. If you don't like who you are and where you are, make a change. Only YOU can make those changes. 🌸 Forgive easily and let go of the things that are not serving you. Hanging onto hurts and disappointments only adds to a heavy backpack that you must carry. Take off the backpack and release the junk in your trunk.I have enjoyed so much these past 16 years. I got remarried. Have had 7 grandchildren born. Traveled by myself to another country. Wrote two books. Completed my doctorate. Wrote 8 Bible studies. Started over 7 businesses. Have oodles of friends and family. And, I have my health.God has allowed me to live another day. I am thankful for my faith. I am secure beyond measure, where I will be when I am finally called home.Thank you for celebrating this milestone with me. This AR family has been with me through it all. I am eternally grateful for all of you. Much love!

Sea Shore Shenanigans ~ Blue Buttons

When we are down at the sea, we take at least two walks a day on the beach. My favorite time of day is the first thing in the morning. Our two dogs, Scout (the mini-weiner) and Rusti (the Goldendoodle), understand when we say "beach"! They become quite animated and sit by the door awaiting the daily trek.What is interesting is that on different days, various sea creatures are deposited on the shore. Sometimes there are more shells, sometimes lots of jellyfish, and today, these cool, little animals commonly called Blue Buttons dotted the shore.Of course, I had to stop and take lots of pictures as their coloring and structure were captivating. I came home and did a little research on these guys. Here is what I discovered:🐚 These creatures are actually Hydrozoan Polyps and not jellyfish. 🐚 They do not swim but simply float.🐚 They have stinging structures, but the sting is mild to humans. Just don't rub your eyes if you handle one.🐚 They eat small plankton.🐚 These guys are commonly found in the Gulf of America.I found them to be so beautiful. I love the colors. They are related to the treacherous Portuguese Man-of-War, but are much less dangerous. You never know what you are going to find on the beach.

What Painted Hermit Crabs Can Teach Us About Life

We were visiting a local beach gift shop here in Galveston. You've likely seen the bin full of cute, little hermit crabs with their shells covered in flowers, sports logos, neon colors, or funny sayings. They're undeniably cute. But the hermit crab didn't choose that shell. It simply moved into the best home it could find. One that fit nicely and provided security. How often do we judge people by the outer shell they're wearing? Someone's job title. Their house or car. Their clothes or even their social media highlight reel. We assume the shell tells the whole story. Meanwhile, beneath that beautifully painted exterior could be someone carrying grief, uncertainty, financial stress, or simply trying to figure out life one day at a time. And here's another lesson from the humble hermit crab... When it outgrows its shell, it doesn't cling to it because it's pretty. It leaves. Even if that shell has served it well. Even if it's comfortable. Even if everyone else thinks it looks perfect. Growth requires moving on. Sometimes we outgrow careers. We can outgrow friendships and old fears. There are times when we need to leave the version of ourselves we've carried for years. That outgrown shell has become a burden, and it may be time to let it go. Growth can feel awkward—much like a hermit crab scurrying across open sand, completely vulnerable while searching for a new shell. It's uncomfortable, uncertain, and a little scary. As I used to teach my Biology students, growth is one of the requirements for something to be considered alive. Rather than resisting growth and change, learn to embrace it. So today, maybe don't spend so much time admiring someone else's painted shell. Instead, take a moment to appreciate where you are in life. Appreciate the little things. Be grateful. Remember that everyone is carrying a story you can't see. And if you've outgrown the shell you've been living in, don't be afraid to find one that fits the person you're becoming. Learning to LIV2DAY means overcoming those things holding you back. Life isn't about having the prettiest shell. It's about growing into the life that was meant for you. The Zoom Scammers ~ Beware!

I am sure that many of you are aware of the ongoing buyer Zoom scam. This growing scam involves a "buyer" who reaches out expressing a strong interest in purchasing property, often luxury homes, investment properties, or commercial real estate. They seem knowledgeable, financially qualified, and eager to move quickly. However, there is one unusual condition: they insist that all communication occur through Zoom or other video conferencing platforms.Their goal is to get the agent to actually engage with them and participate in one of these Zoom calls. What happens is it will typically progress through multiple video calls designed to build trust. The "buyer" may discuss offers, request contracts, and involve supposed attorneys, accountants, or business partners. The goal is to convince the agent, seller, title company, or attorney that they are a legitimate participant in a real estate transaction.The ultimate objective is usually one of three things:Wire Fraud – The scammer attempts to redirect earnest money, closing proceeds, or other funds to fraudulent accounts.Identity Theft – The scammer gathers personal information, signatures, banking details, or confidential transaction documents.Money Laundering or Property Fraud – The scammer uses stolen identities or fraudulent entities to gain control of a transaction or property. Many victims don't realize they are dealing with a fraudster until late in the process, when funds have already been transferred or sensitive information has been compromised. Therefore, it is essential to protect yourself: Verify identities independently. Confirm all wiring instructions verbally through known phone numbers. Be cautious of buyers who refuse in-person meetings indefinitely. Verify corporate entities and ownership structures. Involve title companies and legal counsel when unusual circumstances arise. Trust your instincts if the story becomes overly complicated or secrecy is requested. *This one is super important. If it feels "off", most likely it is. I would even consider contacting your local authorities if you suspect a caller is trying to use this scam. Any information could assist the authorities in catching these scammers. Technology makes real estate more efficient, but it also provides new opportunities for fraud. A legitimate buyer may occasionally prefer Zoom. A scammer insists upon it while avoiding every opportunity for independent verification. As always, "Trust, but verify" remains one of the most important rules in real estate.And remember, one of the biggest red flags is when the buyer appears highly motivated to purchase but shows surprisingly little interest in the property's condition, neighborhood, or financial details. Real buyers ask questions. Scammers focus on controlling the process. Stay vigilant, my friends.I had one reach out to me recently, and because I was aware, I circumvented this guy. They are slick. They are insistent, and their endgame is to scam you or your clients out of their hard-earned money.
