Pit Stops and Pot Holes
This life journey I awaken to each and everyday is interesting to say the least. The journey in real estate is rarely on a straight and narrow road either. Typically, there are many winding roads accompanied with several pit stops and pot holes.
When we do experience a real estate transaction that is super smooth and closes without incident, we celebrate as this is not the norm. Those of us in real estate most likely experience transactions with numerous challenges along the way. This is where an experienced agent will add the most value to their clients.
The pit stops … (3 comments)

How Does Your Home Smell?
Every home has its own, unique smell. Some are pleasant and others are not.  Some smells can overpower such as Plug-In, scented candles or sprays. What does your home smell like?
We all can become immune to the smell of our own home. If you are putting your home on the market to sell, it is time to do the Smell TEST! Yep, bring in an outside "sniffer" to give you the truth about how your home smells.
Did you know that potential buyers are not only "looking" at your home, they are taking in how it smells? I … (4 comments)

All homes being placed on the market deserve great photography. For the luxury real estate market, there are a few additional things to consider when preparing for those important pictures. It's the little things that truly do make a difference.

Unrestricted 1.62 Acres in Magnolia, TX ~ New Listing
As most folks know in this area that The Woodlands has exploded in growth.  As Woodlands Parkway opened up to FM 2978, the corridor to Magnolia and Tomball was opened.  Since that time we have been witnessing tremendous development, increase in property prices and a high demand.
When a piece of property comes on the market that has some acreage and is unrestricted AND is just outside of The Woodlands, people take notice!  First, finding these types of properties are getting more and more difficult.  Secondly, most of these properties are above $200,000 and … (6 comments)

When you decide to place your home on the market, there are many things that you need to do to prepare properly. listing: Home Exterior Cleanliness IS Important! - 05/21/15 06:38 AM

As real estate professionals we see homes day in and day out.  We take note of the overall condition of the home, cleanliness, up keep, amenities, layout, extra features, etc.  One of the areas that I see that is typically neglected somewhat is the home exterior.
Many times I will tour a home and be blown away by the interior cleanliness only to head outside to see a neglected exterior.  Siding that needs power washing, peeling paint, damaged trim, spider webs, hornets nests, clogged gutters, overgrown shrubs, dirty windows, areas of pooled, stagnant water, and concrete that needs to be cleaned.  Basically … (7 comments)

listing: Halloween House Haunting, I Mean Hunting! - 10/30/14 03:40 AM

Buyers seeking to find a new home during the Halloween season can mean seeing all sorts of spooky-themed neighborhoods and homes.  Certainly all fun and games yet when selling your home can really take the focus off of the home.  Less is best with any holiday when trying to sell your home.
Major detractors:
Large blow up decorations in the front yard.   Over holiday decorating inside the home. Cobwebs fake or not are not a good thing. Much too graphic scary gore.  We see enough gore with nasty bathrooms, etc.  Scary items popping out of a closet. … (6 comments)

listing: Bacon and Real Estate - 10/19/14 11:59 PM

Who can resist the smell and the taste of bacon?  Recently I have seen a surge of bacon flavored everything from candles to potato chips!  What you ask does this have to do with real estate?  Great question!  Keep reading and I promise I will get to my point!
As I nibbled on a few slices over the weekend it occurred to me that bacon and real estate do have some similarities. Bacon is a comfort food and just the smell can conjure up memories and certainly turn on the taste buds!  The entire house can smell like bacon … (36 comments)

In Texas, it is require BY LAW to present all prospective buyers, tenants, sellers and landlords the form called INFORMATION ABOUT BROKERAGE SERVICES.  This form is to be presented by a real estate agent upon meeting a prospective client at the first "substantive dialogue".  So what does this mean?
What is the definition of "substantive dialogue"?
Basically when a prospective client meets or discusses specific things regarding a real estate property. This could mean exchanging information via email on a specific property or through a phone call or in person.
What is the form?
Commonly know as the … (2 comments)

Redundant Agent Questions ~ Not Always a Bad Thing!
Calling an agent to ask questions regarding information within their listing can sometimes cause distress on the listing agent side.  Yes, I have to admit that I have picked up the phone to discuss a listing with an agent many times.  I have often called an agent to ask about specific listing information that is clearly listed on the MLS.  However, before you harshly judge me - hear me out!
In this age of instant everything it just seems that if one needs to actually "call" someone, many look at this as … (8 comments)

listing: THE WOODLANDS REAL ESTATE MARKET ~ HOT, HOT, HOT! - 02/10/13 09:37 AM
The Woodlands, Texas is experiencing a very active real estate market!  Only into our second month of the year, we are already seeing a buying frenzy!  As more and more people are moving into the area, the available inventory is shrinking quickly.  Currently there are more people moving here than are moving out.

There are 424 new homes on the market Average List Price is $355,672 317 pending homes 175 closed homes Average list price to sales … (6 comments)

I have my own home currently on the market.  Experiencing what my Seller's go through is a good reminder that the process of selling a home can be stressful.  Keeping it clean, ready for showings and disappointing offers all add to the stress level.
So, this past weekend we had a showing and the "client" looking was a fellow real estate agent.  They currently live nearby on the same golf course in a home by the same builder!  The homes are only a few streets apart.
The agent comes to see the house on Friday and by Friday evening … (6 comments)

Now, this is what I call a LISTING APPOINTMENT in TEXAS!  Yesterday, a dear friend contacted me that she wanted me to come out to her ranch in Montgomery, Texas to discuss listing her sister's 57+ acre ranch nearby!  When I asked her what time I should be there she replied that they would be riding at 9:30 and to show up then!
Yeah!  I would be getting to ride which is one of my passions!  I popped out of bed, gathered my listing materials and put on my boots.  Driving out to … (12 comments)

listing: HOW TO BE A ROCK STAR IN REAL ESTATE! - 12/20/12 09:28 PM

After securing two listings this week, I left both appointments feeling like a Rock Star! Why? Because both clients were simply thankful that I did my job!  No, I am not anything super special, I just love what I do it and it pays off!
According to both clients, each had interviewed several other agents and were less than impressed.  I simply prepared the way I always do, truly listened to each client's needs, time frames and concerns. I worked with both to strategize and discuss various options that might work … (13 comments)

listing: WHAT TO DO DURING A SHOWING ON YOUR HOME - 12/18/12 09:23 PM

For homeowners who have their home on the market, vacating the house in order to accommodate a showing is very important. Having a plan ahead of time can make it less stressful when that phone call comes of course at the most inconvenient time. Here are a few suggestions that might help make the process a bit easier for all:
*If the weather is nice, just get out and take advantage of getting a nice walk in.
*Take the kids to the library, local park or treat them to an ice … (11 comments)

listing: WELL, WE ARE WAITING FOR THE ELECTION TO BE OVER....... - 11/06/12 09:01 PM

I have heard this statement over and over of late regarding clients "waiting until the election is over" to make up their minds on a property or to list. Ok, the elections are over! Did it really make a difference for these clients? Time will tell.
The interest rate is still historically low, inventory in our area is dwindling and our job market is great in Texas. No more excuses - now is the time to list or purchase property right now! It really is the right time.
