Here it goes again - My phone says No Service. My wife's phone shows all the bars. We are both on Sprint. I have a Treo 800W - The "Ultimate" Real Estate phone (not). I "reboot" the phone, no change. Then, I get an incoming call. Call quality is fine. When I disconnect, sitting in the same location, my phone now shows all the bars. I have blogged about this phone before, and it's never been good. Look, I know we need it, I know it clears up the air and makes things grow, but I DON'T LIKE RAIN. There, I said it, and I don't regret it. Oh, it's fine if it rains in the middle of the night, or if I have nothing to do and can stay inside. Personally, I vote for 90% summer days, with 10% nice spring and fall days. No Rain, No Snow, No wild fires, and only tiny earth quakes (the little ones are kinda fun). Well, we ARE spoiled here in Calif. with the weather - but we pay dearly … (0 comments)

So, stats for Orange County as a whole are a little harder to calculate because our MLS only shows us a maximum of 250 listings at a time. They do however show the total number of listings found in any search, so that is what I will be reporting today. Currently there are 11,490 homes listed for sale in all of Orange County Of those 11,490, 3,780 are listed as Short Sales (I do find that many short sales are not entered in the MLS as Short Sales, so I would guess that there are more than 3,780). 1,082 of those … (0 comments)

I am guessing that this is happening all across the country. Bank owned properties being ignored and falling into deferred maintenance. I'm not sure who to blame. I'm sure the banks are overwhelmed. But many of these homes are listed by my fellow agents. Shouldn't the agents at least make sure that the lawns and landscape are maintained? I've heard that some of these agents have too many listings to be able to tend to all of them. Ok, if that's the problem, then shouldn't more agents be listing these bank owned properties. I was curious, it's obvious that there are a lot of homes on the market that are either bank owned, short sales, corporate owned etc. compared with Equity Sellers. So, I did a quick search of active listings in Rancho Santa Margarita. RSM is on of the newest communities in South Orange County California. Out of a total of 282 current listings, 153 are not what I would consider equity sellers. I selected REO, short sales, subject to RELO approval, NODs, foreclosures, HUDs, bankruptcy and auction, to come up with the 153 active listings. So, that's 54%!
