arizona: Whoo Hoo - Look At Me - I'm #100 In Arizona - 08/14/08 03:08 AM
I just was looking around ActiveRain this morning to catch up on some blog reading and low and behold... I cracked the top 100 in Arizona!
Coming in at #100... your's truly... and it only took a YEAR!
The sad thing is that it took so long to really gain an understanding of the value of the ActiveRain Community and how it works.  The good thing is (if I could add audio, a drum roll would go here) I finally figured it out thanks to a slap on the head by some good AR friends.
Next on the list...

arizona: FHA Loan Impact From The Housing Bill That Just Passed Yesterday! - 07/24/08 03:42 AM
The House passed the Housing Bill yesterday with the primary goal of providing a safety net to GSEs Fannie Mae and Freddie Mac and will have an impact on the FHA Loan.
However there are some other important bits to the housing bill.
It will allow The FHA to guarantee up to $300,000,000 (that's 3 hundred billion) for homeowners in financial straights to refinance their mortgage into the FHA Secure Short Refinance Loan.  In most instances the current lender would have to take a short payoff to allow for the FHA Short Refinance.  In other cases the current lender would take a … (9 comments)

arizona: USDA Rural Designated Areas In Arizona - 07/14/08 07:24 AM
The USDA Rural designation might surpise you.  The USDA says that the property must be designated as rural by the Rural Housing Service (RHS) and some designated rural areas actually look and feel more like the suburbs.  In Tucson, the Rancho Vistoso area North of Tangerine Road has the coveted USDA Rural designation, as does the entire town of Vail.  If the home you are interested in buying has the USDA Rural designation, you have a terrific opportunity to obtaining the most cost efficient, lowest payment home loan available in a USDA Rural Home Loan.

arizona: So What Exactly Is An FHA Secure Short Refinance? - 07/11/08 02:53 AM
Hi I'm Paul Dunn, Tucson's #1 FHA Mortgage Loan Originator and I am constantly getting the question "What is an FHA Secure short refinance".  A Short Refinance is a transaction where the current lender forgives debt in order to complete the transaction.
Here's a real life example:  (very simplified)
Let's say you bought your home at a market peak for $450,000 and you still owe $425,000.  Since the time you bought your home, the market values have been dropping steadily and a similar home in your neighborhood just sold for $350,000.  You bought your home on an adjustable rate mortgage that is getting … (4 comments)

arizona: So What Is A USDA Rural Home Loan? - 07/10/08 08:16 AM
When you think of USDA I know the first thing you think is HOME LOAN FINANCING!  Right?  Actually, if you're like most Americans you probably think of Milk, Cows, Pigs, Corn, Farms and a beautiful farm house.  Anything but mortgages.
Rural, really isn't all that rural.  Here is a picture of a farm, and you'd have to go to Farmer Mac to finance it.
A USDA Rural Home Loan is designed to help families in areas that are "designated" as rural to get into a home with zero money down!  In Arizona the average cash out of pocket to buy a … (0 comments)

The first thing I did this morning was read FoxNews and ran across this article that stated US Home Foreclosures Jump 53% In June.  Being an FHA Mortgage Loan Originator in Tucson Arizona I was curious what the numbers looked like for Arizona.  The reason I am writing this post is to show you the numbers for Arizona and that a Short Refinance may be able to provide solutions to at least a few homeowners facing foreclosure.
Here they are for ARIZONA!  (all this can be reached through various links from the Fox article)
Only Nevada and California had more foreclosure activity in … (0 comments)

You know me, I'm Tucson's #1 FHA mortgage loan guy and I'll usually blog about some great news coming out of HUD or talk about the recent changes to the FHA Secure short refinance.
But the hotest loan out there that is creating transactions for Realtors and helping Real Estate Agents put cash in the bank is the Rural Home Loan.
Here's a short, LESS than 3 minute, video I put together to help my Realtor friends.  I only do these in Arizona so if you need assistance or would like a copy of The Realtor's Guide To Converting Turn-Downs into … (5 comments)

arizona: FHASecure short sale refinance helps 200,000 families get out of bad loans - 05/22/08 02:19 AM
The FHA Secure mortgage loan, sometimes called the FHASecure Short Sale Refinance, has just helped it's 200,000th homeowner get out of a bad mortgage loan.
The popularity of FHA loans and the FHA Secure mortgage loan is really picking up steam as during the first six months of the program HUD only funded 100,000 of these loans.  During the last 3 months FHA Secure mortgage loans have made up an additional 100,000 fundings.

The media keeps telling us that real estate sales are down, and that it is not the investment that it has been.  I met with two completely differeny Real Estate Agents yesterday.  The first agent told me this:
"Paul, I haven't sold a house in 3 months.  I have a few listings, but nobody is even looking."
The other Real Estate Agent told me this:
"There are sales out there, there are less of them.  But I tell you what, this is a terrific market to be a Realtor in."

arizona: How To Buy Brain Cells.. And Get Your Marketing There At The Right Time - 09/17/07 04:51 PM
Are you aware of the research available through the National Association of Realtors that can help you with your marketing efforts?
Marketing research by Ries & Trout suggest that everyone has two slot in their mind for your business.  People have two slots for cola, for pizza, for toothpaste, for dentists, and even for Realtors.  If you were to go into a restaurant and the waiter asked you "what would you like to drink?" you might say "diet coke".  If the waiter said "we don't have diet coke", you might say "diet pepsi", if the waiter said "we don't have diet pepsi" you … (5 comments)
