bellevue real estate: Bellevue Short Sales: Why Is The Bank Taking So Long To Accept My Offer? - 04/17/13 02:25 AM
Bellevue WA – The Stop Foreclosure Institute recently received a question from Cathy. Here was her question. “I am trying to buy a house that is a short sale. It has been 4 months and we have heard nothing. The agent did mention that they are now on the 2nd negotiator and still haven’t heard from the negotiator. I am getting very frustrated. Is there anything I can do on my end to try to push the process along, or is it all up to the agents? Cathy.”

bellevue real estate: 3 Common Mistakes Being Made On Bellevue Short Sales - 03/13/13 06:02 AM
Bellevue WA – I see a lot of agents making mistakes on short sale property valuation. Lenders hire a supposedly impartial third party to value the property.
Many of these people are evaluating 10 properties a day. There is very little quality control and usually no one checks their work.

Because of that, I always try to meet them at the home when they are doing their inspection. I explain the history of the property and why it is selling for that price.

bellevue real estate: Basics of a Short Sale - 04/22/11 12:18 PM
Basics of a Short Sale

You’ve probably heard the term “short sale” by now—a short sale is the phrase used when homeowners are selling their home, but the list price or sale price is less than what is owed on the property. This can also be referred to as being “underwater” or “upside down” on a home loan.
In a short sale, a lender agrees to accept less than the mortgage amount owed by the current homeowner. In some cases, the difference is forgiven by the lender and, in others, the homeowner must make arrangements with the lender … (0 comments)

bellevue real estate: So How Does A Short Sale Really Affect Your Credit Score? - 04/01/11 09:46 AM

According to the credit reporting company Experian, a short sale will almost always lower your credit score because the lender reports the mortgage as "settled" and writes the remainder off as a loss. The only exception is if the lender reports the mortgage as "paid" rather than as a short sale; however, this rarely happens.

bellevue real estate: Proposed settlement would force banks to allow short sales for delinquent homeowners - 03/30/11 02:43 PM
Proposed settlement would force banks to allow short sales for delinquent homeowners
Major banks may be forced to let severely delinquent homeowners sell their houses for less than the loan amounts owed as part of a broad settlement of federal and state investigations into botched foreclosure paperwork, according to government officials involved in the negotiations.
The requirement to allow so-called short sales would be in addition to forcing mortgage servicers to reduce the amount some homeowners owe on their loans, said two officials, who spoke on the condition of anonymity because negotiations are ongoing.
The goal of short sales would … (2 comments)

bellevue real estate: We are headed for a double-dip housing recession - 03/29/11 11:56 AM

The Seattle area and the country as a whole appear to be headed into a double-dip housing recession, according to a new report.
The price of a typical home in King, Pierce and Snohomish counties declined 2.4 percent in January from December and 6.7 percent from January 2010, Standard & Poor’s S&P/Case-Shiller Home Price Indices reported Tuesday.
That was greater than the declines of 1 percent from December and 3.1 percent from a year earlier across all 20 cities that S&P tracks. Only one area had a larger monthly drop (Minneapolis, down 3.4 percent), while seven had larger annual declines.
Seattle-area … (1 comments)

bellevue real estate: Accepting a Short Sale Over a Foreclosure Might Save Your Financial Future - 03/28/11 04:03 AM

Accepting a Short Sale Over a Foreclosure Might Save Your Financial Future Losing your home due to the inability to meet the monthly payment obligations is perhaps the worst financial situation you could ever find yourself facing. In fact, a foreclosure puts a huge blemish on your credit report, where improving it could take years. Moreover, a mortgage lender may file a legal case against you as part of the foreclosure action. All this would then hinder your ability to obtain any kind of credit, leaving you completely helpless.
Consider a Short Sale as a Better Credit Position

bellevue real estate: How Does Shadow Inventory Affect My Home Sale? - 02/17/11 06:22 AM

As a Real Estate Agent, I spend many hours a week researching just about anything that is going to affect the market in which I work. Over the last year I have followed the number of Lis Pendens that have been filed with the County Clerk of Courts office. This is a good indicator of the number of distressed properties that will be hitting the market in the next year or two.
Distressed property sales are either short sales or foreclosures. Lis Pendens is the first step in the process of the lender or bank taking back the property. If … (3 comments)
