buyers: Confidence or Confusion - 05/27/09 01:57 PM
This morning I read an article about how consumer confidence is improving. 
This comes on the heals of having talked with two business men in Lexington yesterday that are about to file bankruptcy.  These are not men who speculated in the stock market or leveraged the equity in their homes.  They simply did business as usual and the business slowed down so much they cannot pay the bills.
I came home yesterday worried for these men and worried for my community.  My confidence in the economy took a nose dive yesterday and I am feeling much more a sense of confusion.

Nearly forty years ago I saw a beautiful young woman  hurrying down the street while I was on my way to an important appointment.  I was late.  Could I muster up the courage to talk to her?  I pulled my little Datsun pickup over to the side of the curb and asked her to go with me to the appointment.  That decision has directly influenced the rest of life in a way I never could have dreamed.

buyers: What will it take to get all the dormant buyers to surface and get serious about buying a home? - 02/08/09 06:13 AM
The purpose of this post is to get real estate agents and potential buyers to talk to communicate about what it will take to smash the ice off of this cold buyers market and thaw out all those potential buyers.
During our recent ice storm I observed that if one did not clear the ice and snow from the sidewalks on a regular basis the water just continue to accumulate and freeze layer upon layer.  Even a little thawing during the day made the next days ice thicker and more treacherous after the nights hard freeze.

buyers: The ice has melted, will the buyers now emerge? - 02/07/09 08:41 AM
 Today it was near 60 and the ice has mostly disappeared.  We were safe and snug in our home even without power but many others suffered greatly.
I am thankful I brought the old faithful Stihl chain saw.  Once again it did its magic relieve more than a few trees of their broken branches. 
As it began to thaw a day or two ago I began to wonder if the warmer weather would possibly bring buyer back to look at home.

This afternoon I hosted an open house in my neighborhood.  I met some very friendly people and some first time home buyers. 
When I meet buyers I always ask if they are working with an agent.  Four of the people I met today were not working with an agent.  I love helping people be informed well enough to make wise decisions.  So I always explain buyers agency to them. 
The purpose of this blog is to once again help buyers understand the importance of having a buyers agents.

I just read Melissa Gant's rant against sellers who have caused great frustration and a readiness to fire them. I applaud Melissa for taking a stand and getting back to basics.  However I think there are a few things we need to remind ourselves so that we don't work with sellers or buyers that take away our energy and self esteem.  We won't need to fire our clients if we court them before we marry them.

We had the home we are buying in Lexington inspected this morning. I followed the inspector and was intentional about watching and talking very little as he worked.   I encourage my clients to watch the home inspection and to be aware the inspector can be distracted and miss something.  I beleive when buying a home following the inspector can be a very good way to really learn about the different systems of the home.  If you watch and listen and are careful to not distract my experience has been the inspector will point out important details to you.  This can make it … (13 comments)
