Protect Yourselves Home Sellers and Fill out the Seller's Disclosure with great care and precision. rector hayden: Home Improvement Must be Done Well if you Hope to Sell - 10/29/12 10:39 AM
Home Improvement Must be Done Well if you Hope to Sell.
I often have shown homes in which the seller has decided to make some improvements but their good intentions and hard work did not accomplish what they had hoped. In fact often it does just the opposite. It is my opinion that if you cannot do home repair well then do not do it at all. The areas where poor craftsmanship is most often glaring is in the kitchen and the bathrooms. These are two places that you want to make sure you finish with great care. If you are … (2 comments)

rector hayden: An Increase of 1% interest rates will decrease the Kentucky homebuyer's buying power by 11 Percent. - 02/15/12 01:31 PM
Interest rates right now are the lowest in my history and I am "old."
The current interest rates make buying a home so easy if you have decent credit scores.  Your buying power is so much greater with these fantastic rates.  Look carefully at this chart below.  It does not lie.  When interest rates rise one percent you lose 11 percent of your buying power.  NOW IS THE TIME TO BUY!

rector hayden: Whay Pay Rent in Central Kentucky? Save Money - 40 Years of Proof - 01/11/12 02:10 PM
2011 Prices of Homes in Central Kentucky Take a Surprise Drop After Last Years Gain - Still almost a 400 percent gain since 1971. Many people have been questioning the wisdom of buying a home. Take a look at this chart and think about the following. If you bought a Central Kentucky home in 1970 for $41,577 it would sell for almost $162,000 dollars today.   If you paid an average of $350.00 rent a month for that home you would have paid out $172,000 in rent and would have nothing to show for it. You have to live somewhere, why … (3 comments)

rector hayden: Surprises in Hamburg Housing Market, Lexington Kentucky - 12/23/11 06:23 AM
Interesting - Surprising - Shocking? Market report for homes near Hamburg in Lexington Kentucky, June 25 through December 22
Realtors expect price to be the most important thing in this market to get a house sold quickly.  What is surprising about this analysis of the homes near Hamburg is that price was not the most important.

Analyzing the data it is obvious that condition for these buyers was more important than the price. Another thing that is clear is that if the house is larger and in great shape it will sell quickly compared to the other homes. So … (0 comments)

rector hayden: Senninger Plumbers Pass the Test Again - 11/28/11 10:43 AM
Senninger Plumbing Pulls Through Again May battle with the kitchen drain was finally put on hold Saturday night.  I gave up!!!  I am not a plumber but when it is a holiday weekend and the costs are high I will give anything a try.  But after breaking a snake and nearly breaking my back I just called it quits and we got by until today. Shane from Senninger was here two hours battling the shredded dish cloth that miraculously got at least 30 feet into a labyrinth of pipe.  It managed to get soaked with grease, black, smelly sticky stuff and … (0 comments)

rector hayden: A Fine, Fine Meal with Loved Ones and Friends in Lexington Kentucky - 11/24/11 02:04 PM
A Good Time, A Great Meal and A Grand Dessert

We just returned from my son's house where we were gathered with family and friends for a wonderful meal.
The cranberries and green beans are always my favorite but that sweet potato casserole that my daughter in law Hannah makes is so good.
I grew up despising sweet potatoes.  I only remember them ever being candied.  Candied sweet potatoes to me are just disgustingly sweet.
Hannah's baked sweet potatoes with bacon and spicey seasoning is fits the pallette perfectly.

The weather here in Lexington was so warm today … (0 comments)

rector hayden: Murphy's Law of Plumbing Problems - 11/23/11 02:29 PM
Murphy's Law Strikes Again! Drains in your home will clog just before a major holiday or other celebration.  If it is  a holiday in which you do lots of cooking then the kitchen drain is sure to clog.  If it is a celebration for a child's birthday when you have 20 toddlers that need to use the potty then it will one or all of the bathrooms. We can testify to this truth.  We were completing our babysitting assignment for the evening -- four year old Sam was downstairs passing the Nerf football to me as I was watching the Cats maul … (4 comments)

Fall, the time to improve your soil! Hi there friends.  The weather is cooling down and it is time to curl up with the seed catalogues and make plans for the next year.  However it is also a great time to work on improving your soil? Here are three things I suggest you to to improve the soil in your garden. 1.  When you rake the leaves make sure to turn a few into the soil with a spade and leave a layer of leaves on top of the ground.  Adding this organic matter will cause all kinds of good little … (2 comments)

rector hayden: Top Ten Reasons NOT to buy a home Right Now! - 10/28/11 04:17 PM
10)  There are just too many homes to choose from in the higher price ranges.       It is just too difficult to decide on which home to buy when there are so many choices.  I can really identify with Brett Favre.  I mean how can I ever decide to buy when so many people want me to buy their homes.  It is so much easier when I don't have to worry about dissappointing so many home owners trying to sell their homes. 9)  There are so few homes in my price range.  Our  best friends just found a home they wanted … (12 comments)
