According to many Real Estate Experts, what happened to the Real Estate Market across the state of California foretold the downward spiral of home prices, and overall home sales, across the country. It appears that California Home Sales appear to have turned a corner. In May, the Median Sales Price of a CA home increased to $267,570 - up over 4% from April, according to the California Association of Realtors, as reported in today's Wall Street Journal by Reporter Stu Woo. Great to hear today's news that Real Estate resales were up two months in a row, and exceeded projections. Click here for today's news... Our sales in Palm Springs have increased month over month since December. Business has been great and we're seeing more buyers entering the market with renewed confidence. There seems to be a general fear that if buyers don't act now, they'll miss the boat. Would be great to see the media finally focus more on the positive things happening in Real Estate and get out the word the now really is a good time to buy!

Per an article in the Desert Sun, the local newspaper in Palm Springs, real estate sales not only are remaining strong but we're seeing a steady increase over last year. Median prices have trended down since the recession began in late 2007 but have remained steady for the past two months for Coachella Valley homes held at $180,000 according to new figures from MDA DataQuick. (Maybe we've hit the bottom??) The Palm Springs area has seen year-over-year sales increases for several consecutive months. Most of the mid-century neighborhoods in Palm Springs, have overhead utility wires and telephone poles- its a fact of life, unfortunately. I joke with clients, that the overhead wires are part of the mid-century character of a neighborhood- they never had underground utility lines in the 50s and 60s when these homes were built! Some neighborhoods, such as Deepwell, have worked with the City to underground the wires. Some clients spend months looking for properties- they agonize over the process...When they find something they like, they are convinced the price is too high! Regardless of what I explain to them regarding reality, comps, inventory and appraised value, for whatever reason, they still feel the property is over priced. We refer to these buyers as "Fence Sitters" When these Fence Sitters come back to the market to look again on subsequent trips to the desert, they learn that the properties they were once interested in, have sold. I'm not sure what happened this year, but there's been a sudden surge of buying activity here in Palm Springs- Normally December is our slowest month of the year- however in the past week, we've put three homes into escrow! We have buyers appointements scheduled every day through New Year's Eve. Its as if buyers are finally waking up to realize the great foreclosure deals out there and are jumping on the opporunities...all three houses were foreclosures priced at well below 2004 prices. Interest rates have fallen to all-time lows. The Fed pulled out all the stops this week, decreasing the Fed Funds rate to a range between zero and .25%. The impact to mortgage rates has been immediate as many investors have priced loans out at all-time lows. We have seen in recent weeks that there is talk about the U.S. Treasury working to lower interest rates for purchases to 4.5%. While this would be welcomed, for many buyers the impact to their payment would be insignificant. On a $200,000 purchase, the difference in payment is less than $15 a week. One other (6 comments)
