Kingston Transactions Third Quarter 2011
The third quarter of 2011 saw a decrease of 44% compared to the third quarter of 2010.
Transactions took nearly a month longer to close. The average selling price was down 12%. Sellers accepted 12% less than they had originally asked.

56% fewer homes closed in September this year.
Transactions closed a month faster.  The average selling price dropped 23% but was much higher than the August average price or $161,133.  Not enough transactions, though, for this to be a significant trend. 
Sellers accepted six percent less than they originally asked.

Please note: we are comparing closings during this year's August and last year's August. The numbers are so small in this area that they may be misleading, but here are the facts:
 
67% fewer homes closed in August this year.
 
Transactions closed a month faster.  The average selling price dropped 53%.   
 
Sellers accepted 11% less than they originally asked.

One more home closed in July this year.
 
Transactions took about five weeks longer to close.  The average selling price was six percent  lower.   
 
Sellers accepted 13% less than they originally asked.

There are 77 homes on the market, with the lowest listing price $145,000, the highest at $1.8 million.   The average listing  price is $450,000 , with half the 77 homes under the median price of $403,000.

58% fewer homes closed in April this year.
Transactions took about five days longer to close.  The average selling price was seven percent  higher.   
Sellers accepted 13% less than they originally asked.
There are 57 homes on the market, with the highest listing price $1,080,000.  Factoring out the $1+M listing, the highest priced home is $900,000. The lowest is $175,000. The average listing  price is $413,000 , with half the 57 homes under median price of $399,000.

First Quarter 2011

The first quarter of 2011 saw a decrease of 21% compared to the first quarter of 2010.
The average selling price was ten percent lower. Sellers accepted 11% less than they had originally asked.
Traditionally, selling activity increases in the second quarter, and there is no reason not to expect this to happen this year.

25% fewer homes closed in March this year.
Transactions closed 13 days longer.  The average selling price dropped eight percent.   
Sellers accepted 19% less than they originally asked.
There are 62 homes on the market, with the highest listing price $1.2M.  Average listing  price is $412,5677) , with half the 62 homes under median price of $382,450.

February this year saw 40% fewer closings in Kingston.
 
Transactions closed very quickly--in just over a month.  The average selling price was down by 22%.
 
Sellers accepted 5% less than they originally asked. The low time on market indicates that the 3 homes that sold this quickly were priced for the market.

Here are last year's statistics for Kingston
2010 saw an increase of sixteen percent in closed transactions compared to the previous year. 

The average sale price fell thirteen percent.  Market time decreased by three months.
 
Kingston is moving towards a seller's market.  As of this date (February 21), there are 39 single family homes in inventory.  Average list price is $429,313, but there are homes in every price bracket. Half the homes on the market are below the median list price of $409,119.

The fourth quarter of 2010 closed only nearly 40% fewer transactions than in 2009, but the average closing time was less than half as long.
 
The average sales price decreased by 26%.  On the average, sellers accepted 11% less than their original asking price.
 
If you are a buyer, now is the time. If you are a seller, be patient.

There were 42% fewer closings this December compared to December of last year.
 
Transactions closed much faster.  The average selling price dropped 30%. (Buyers note!)
 
Sellers accepted 16% less than they originally asked.

Very little action in Kingston last month.  
Transactions closed much faster.  The average selling price was down by only twelve percent, much better than the nation as a whole--but remember all real estate is local.   
Sellers priced their homes much more realistically as evidenced by the fact that they are conceding only seven percent of their original listing prices.
Inventory in Kingston is still good.  It's still a buyer's market.

Closed Transactions September 8-14

Closings were down during this week compared to the same dates last year.
Except for Bainbridge, which closed a $2M+ transaction and thus skewed the numbers, selling prices were lower.  
Selling times were less except for Bainbridge, again with skewed numbers--relatively pricey homes take much longer to sell.
Overall, buyers offered more relative to list prices than last year.

I don't think so. Islanders love their ferry and cherish their rural setting. That's why housing prices are higher here.  But on the average, they are lower than they were last year at this time (see report below).

Except for Silverdale, homes closed quicker this week than they did during the same period last year.  Again, overall activity was less than last year.  The average selling price was less in all four areas.

Only a rumor, but selling the timber would generate income for the area.

The number of transactions is down in each area with the exception of Kingston. What is interesting is that transactions are closing much more quickly. Sellers accepted 90-99% of listing price.
 
Again with the exception of Kingston, selling prices were higher on average than they were last year during this period.

A subscriber emailed me this week: "Jeez, Paul, can't you make these reports less like objective Wall Street Journal reports and more fun like we see on Fox News?"
Well okay, Tim, this headline's for you. Bet you opened it, too!
I guess I can fun it up a little, but I won't lie about the statistics. okay
The good news: the market is picking up, especially in Poulsbo, and buyers are snapping up well-priced homes quickly. Buyers are offering 92-100% of what sellers are asking.

Almost no activity again this week, and what little there was much less than that during the period last year.
 
Except for Silverdale, which saw no activity at all, time on market was less in all areas, particularly in Bainbridge Island.  The sole transaction in Bainbridge Island closed in 6 days--possibly a buyer was waiting for the listing and jumped on it, offering the seller the listing price.

Closed Transactions June 15-21
Closings this week were ahead of last year's at this time.  In all four areas the average selling price was lower, especially in Bainbridge Island. 
 
The lower prices and the higher percent of selling to list price resulted in a much quicker closing time. Sellers are pricing their homes more appropriately to the market (still a strong buyer's market in all four areas), the the market is clearly responding.
