miami: Assistant, License or no license - 09/05/06 02:37 AM
My assistant has been with me over two years. She speaks spanish and english and has been an asset to our operation. She recently told me she wanted to get a Real Estate license. I told her that if she took the course and passed I would pay. She has helped some of our buyers looking through the MLS and has found the right properties and has saved me lots of gas. She is very good at looking for what Buyers tell us they are looking for. She recently found a house for one of our buyers it was the second home we … (7 comments)

miami: Commissions - 09/04/06 06:42 AM
What is amazing to me is how the average agent does not understand how they are paid. I recently had a buyers agent leave me do to the fack she did not understand commissions. She came from a conventional broker I won't mention names. She was paid 50% commission less 6% off the top. She came to me and I gave her a sweet deal. After several months with me she was telling me that because of the monthly fees that RE/MAX has she was going to have to leave. I told her that had she every sat down to look … (5 comments)

miami: My ride, Buy expensive or economical - 09/04/06 04:49 AM
These days in Real Estate take a lot of great ideas to make you successful. I for many years drove a PT Cruiser that was done up with RE/MAX Logo's and my Groups name (The PaveyGroup) phone numbers, websites and more. I rode around in this thing for four years. It has diffinitely got my name around town. People always ask me where is the Car. I almost feel bad to explain that I sold it.
I have found that sellers pay attention to what you pull up in, when you come for the listing appointment. It really is about what you drive … (14 comments)

miami: The over priced listing - 08/31/06 03:12 AM
Going back in time I had a listing appointment. It was for a nice property in an up and coming area with an A rated school district. I meet with the husband and wife and presented my listing presentation to them. I tried at least eight times to get it signed but the wanted to meet with another Realtor that also had a name in the area. I was bold and told them that not only was I going to sell the property but for how much and to who.
I called them two days after the listing presentation only to find … (0 comments)

miami: The Murdered Deal - 08/30/06 04:13 AM
I worked with a buyer (Client) to find a home. We closed on the home on August 8th 2005. She did not want to do a walk through even though I pushed hard to do it. We closed in the afternoon around 4 PM. I received a call from my client the next day around 1:15 PM, with a question, Bob do you know what happened in this house? This is where my story begins.
She explained that she was moving in when a neighbor came by and told her I can't believe that you bought that home, because of the terrible … (15 comments)

miami: To earn or not to Earn? Procurring Cause case - 08/28/06 06:11 AM
I SOLD a home in North Miami Beach on February 10 2006. It was a normal sell, lots of hard work to get to the closing table. On April 28th my broker recieved a letter from an attorney representing a Realtor who made a claim on half the commission paid. She said that she was procurring cause in the transaction and that she wanted her side of the commission. This is where my story begins.
I was the listing agent. I first came in contact with the buyers on November 30, 2005 when the seller, telephoned me to say that a mother … (11 comments)
