You did not listen to your agent and talked them in to pricing it above the recommended listing price so you can have ‘room to negotiate'. You will not reduce that price within those 30 days to get it sold. While 2009 ended on a decent note in Forsyth County, mostly because of the bump from the tax credit (which was extended until April 2010), there were 5 homes that made the top of the sales list, and surprisingly, only one had been listed for well over a year. In 2009, 2076 homes sold in Forsyth County, down from 2388 in 2008. That being said, overall, the average sold price in FC is $291,646 and the average days on market is 104. I love local newspapers. I receive them free in my driveway once a week for my area in South Forsyth county GA called the Forsyth Herald. The best part of it is looking at the DUI and drug arrests to see if you know anyone unlucky enough to be cited there. And there have been neighbors and neighbor kids in there. Ah.... THAT's why mom is driving juniors 'beater' to the tennis courts today.............

With over 74 middle school performers, Riverwatch Middle School is nearing the opening of their spring musical, High School Musical the week of March 18 at the Central Forsyth High School Performing Arts Center. What a great and economical way to take the family to a quality production that everyone will enjoy! RMS Chorus Director Miriam Reynolds states "We had over 150 students audition back in November for this show. Central Forsyth High and Lambert High (due to open fall of 09) are going to add Academy Programs to enhance their curriculums for our growing Forsyth County population. Unlike the old vocational programs of our past (yes those of us in the late 70's and 80's high school grads!), these programs will take a more focused approach to channeling student's talents in their propective careers. Getting stats and numbers from places like Smart Numbers (Steve Palm) and Brokermetrics can sometimes be tricky but digesting it and putting into words is another. My mind can start wondering when too much information or TMI is given so here is some good news from these sources for Forsyth and our market in general. From the Forsyth County News Website 9/11/08: "Seven Forsyth County schools were among 20 Georgia school chief Kathy Cox honored Wednesday for student test performance. The local recipients of the inaugural Superintendent's Distinguished Achievement Awards included: Big Creek, Johns Creek and Sharon elementary schools; Riverwatch, South Forsyth and Vickery Creek middle schools; and South Forsyth High. The awards are based on student performance on the Criterion-Referenced Competency Tests, the Georgia High School Graduation Tests and the End of Course Tests. After all, it IS August, a month that traditionally is not high on the sales month for real estate as most folks are settled in and in Forsyth County the early school start gets people more apt to settle in in July. After reviewing the solds in the Brokermetrics (tm) program (which, by the way ONLY pulls from MLS transactions so anything outside of the MLS doesn't count) it is showing our average sales price or homes in Forsyth County at $256,870 down from an average of $280,000 last month. When looking at pricing trends out there available to us as agents and brokers, there is so much information to take in and interpret. I have the luxury of using a program called Brokermetrics (tm) that charts trends and statistics, pulling information from the local MLS system and then putting it into charts and graphs I can understand! And Forsyth County is doing just fine, thank you. In July 2007 the median home price was $280,000 and it is the same in July 2008, down from a high of $298,220 in July 2006--one of the banner years in recent real estate (1 comments)
